Have you or anyone you know ever made any money with a no money down real estate system? They are all sorts of programs like this being promoted everywhere. I was just wondering if they have ever really worked for anyone.

I actually recently attended a 3 day work shop on buying houses with no money down. Many people who hear no money down think, no down payment to the seller. But what it actually means is that you, the buyer, don't put any of your own personal money down to purchase the property. You might have to get the money for down payment from maybe a private lender, credit card, whatever...Though I haven't bought my first property yet, so I can't really say that it works.

I don't know if anyone has made money from them but I do know when we bought our property we paid less than $100 out of pocket and that was it. Our loan also included closing cost. We got 2 acres a 3 bedroom house and 2 1 bedroom houses all for $115,000. And the 2 1 bedrooms pay over 2/3 of our morgage payment which includes our taxes and insurance. So our part of the payment is less than we were paying for rent

Understand that you will always have to live with some uncertainty when you invest in and sell real estate. It is part of the environment and it never goes away. As your experience increases, you will become more comfortable with these uncertainties and, as you learn the ins and outs of the business, you will build your confidence.
