I am a Realtor. I have been licensed since 1998. My mom has been in the business since 1982 - and is a Broker with her own company.

Hello!
I am a Realtor in the Miami area. Licensed since 2001. I am also a licensed Mortgage Broker, so when I don't make money selling houses, I make money thru the mortgage route. The market here has slowed down a lot, a lot of Realtors have quit because they are not making ends meet. Prices have leveled a lot, and there is a HUGE supply. According to many developers, even before the building is done, they have contract holders defaulting in their contracts, also, foreclosures are going up the roof!
I like the residential market. Although everything has slowed down, I am confident that in the long run we will do o.k.!

It's the same for us we work Pinellas, Pasco and Hillsboro. I think people are waiting for some sort of legislation on the taxes and insurance. For many people the taxes are more than their house payment.

Oh no, we are getting a lot of refinances... The mortgage part is doing ok... all those poor people who demanded Adjustable Rate Mortgages and now can't afford them... so sad

Real Estate is a Career that in this day and age, a person could really not go wrong at. I at one time wanted to pursue this direction myself. The only problem is you have to have a Car, etc. and since I do not drive, this is something I could have never done. But if you are not afraid to talk to people, and show houses, etc. it is a Great firend to be in.

We are just picking up the last couple months. Our listings (and we have tons) are finally starting to sell. And our buyers are slowly starting to buy...

Yes! I've had my license for over 5 years, but I haven't been very active. I am considering putting my license on inactive status. I haven't sold in a while and just can't afford the Realtor Association fees right now.
I was focusing on Residential.
The market her in Miami has slowed way down. Listing inventory is high but turnaround is slow. They can't seem to sell the homes. The prices skyrotted for a few years and now people can't afford the asking prices.
Also, property taxes are high and so is homeowners insurance. This is all affecting what people can afford. Many long time residents are picking up and moving North to the Carolinas, Georgia and Tennessee, where the cost of living is lower.

Miami Lady - maybe you should think about getting some property management accounts? A lot of the houses around here that aren't selling, are putting renters in their properties. We only have about 10 but it brings us an extra $3000 a month... and we are getting more every week.

I am realtor in NJ. I've been doing it about a year. Of course I got into it once the real estate boom in NJ was over and lots of money was already made. I specialize in single family houses. Right now NJ is a buyer's market so I've been working with lots of buyers but have a few of my own listings too that really haven't been moving too much.

Buyers markets are great! Don't be discouraged. Even if they are low price buyers - there are still more of them. In all of our 20 years in real estate we make the most money during buyers markets. Good luck!

I was licensed April 13, 1992, here in Ontario, Canada. I do mostly residential resale and some new home sales, but I have also done leases, both residential and commercial. I am currently working with a builder, looking after both the marketing and sales of 18 homes in an infill project. The market in the Greater Toronto Area is very active. The slight increase in the mortgage rate affected the market a little, but demand is still high (new condo construction/sales currently a booming market). Multiple offers, especially in some extremely desirable areas in downtown and midtown Toronto, have been more the norm than the exception! When I am acting as buyer's agent. I hate that scenario, because people end up doing stupid things like waiving conditions they shouldn't be waiving. Anyway...if you PM me maybe we could do cross-referrals. Good luck! :-D

I just found this discussion. I am a new real estate agent in New York. I came into this at a time when the market is really bad so I'm working twice as hard to get listings and buyers. I'm going to keep trying and I'm giving myself a year to try to make a go of it, otherwise, I'll have to get a job just to pay my dues.
