Let's talk about helping people and then gettting screwed for helping them

Ok this is just a general posting about when we help people and these are the things that they do in return to you for being kind. I have helped many in my days and my children are like please MOM no more helping all they do is take advantage and then use you. well I was raised to always help when I see it is needed. so I have taken people in and let them stay with me some paid some did not. I have written up agreements letting them know what is acceptable and not acceptable in my house. so this latest set of events has finally closed my heart to helping ANYONE in the sense that I will invite them into my home. I took a friends child in since he coudl not leave at home due to a new marriage and he signed a contract to pay a certain amount amonth to live here, well he brought a car and he also needs to eat, I troldhim in the contract he would have ot help purchase food, umm let's not talk about that...(breathe) well the car is still here, he owes me money, and I had to contact the police to notify them he was not welcome here anymore. Reason being rent was due on the 1st of july he never paid so I asked him for it on the 9th he left and disappeared and whe nI would call him on his cell or text him he would text back and say I will have it there sorry about that, well after that he stopped answering the phone and texting back so I called his mother to ask what was going on since he has been hanging with her alot lately which is a good thing. so still the run around so i said get everything out or it will be on the side of the road and that he still owes me the money so I waited all day saturday since she siad she was bringing him to pay me and get his things.... well at 3 Pm I needed ot go to the store...WOW I got back home at 325 and wow hisstuff was gone and he left half of the money that he owed me, however the car is still in the garage.. he left a message stating that his mom would handle the car and the tow truck would be here to get it on MONDAY....still waiting and she has not called... ok that is one gone...lol the next I helped another friend out and she also signed a contract... lets just say it is a mess also so my advice to everyone who is thinking about helping people, help them however get the money atleast 3 months in advance or help them with their foodbill or something like that however do not invite them into your home they will take advantage of you regardless of what you think.. has anyone else had anytihng liek this happen to them?
