House and Lot, Condo Unit, or Lot only??

hello people:-) one of my goals is to buy my own place. if i had the money, i would invest in real estate and buy a house and lot, condo and even a small lot as investment. if i win in lotto, that is probably the first thing i would consider. however, since i had to save and work fo me to accomplish my goal, what do you think is the best investment, house and lot, condo unit, or a small lot. soe of the factors to cosider are the price and location.
