my landlord gave me 30 days to vacate because he is selling the house. At first I was devastated after living in the houe for 11 years, and wondering where I would go, but I found a house but I cannot be in it before the middle of september. So I won't be able to be out in 30 days. What can I do?

Firstly, has your landlord already sold the property or is it just up for sale? If he has sold it, when and how long is the
escrow? 30-45-60-120 days etc? I think someone else mentioned that he could take you to court and that will give you extra time. That is true, in fact, I don't know if it is local law here in San Diego,or if it is California Law- but you can delay an eviction notice up to three months. Did he give you an eviction notice, or notice to surrender the property? Under California law you do not have to do it just because he tells you to move. Look up a legal aide group in your community, or go to your local small claims court. They have an attorney available on site who will advise you of your rights in the area you live. You will have to send him a letter telling him what you are going to do, then make sure you follow through. If you need the full 60 days, make it clear that that is when you will be out. If he's that cheap, he's not going to spend a dime to serve you notice or hire an attorney to move you.

Can you talk to your landlord and explain that you found a place but it won't be available til September? He may be willing to work it out.
