common law marriage and property

my sister recently passed away.her boyfriend has lived with her more than 15 years. she left a will on a piece of paper that gave her house to him when she died. but it was never recorded. she was a son who has been estranged from her for about 30 years. how can the boyfriend end up with the house as per her wishes?

He needs to check to see what the common law marriage laws are in that state. It might take getting a lawyer, but if the laws are in his favor then he will have no problem. Also, he might be able to prove the length of his stay with bills and addresses on them. So sorry for the loss of your sister.
