Hi, My husband and I found a house and have a contract on it but we can't seem to sell our house:-( I know everyone out there has the same problem. We have it priced below value for the size and what it has to offer and we have it updated and fixed up so that it is one of the most for your money houses around here. We have had several people come and love the house but when it comes to making an offer something always comes up. An inspection failure on their end, a daughter excepted to an Illinois college so they need to stay in the state... I am about to pull my hair out. We get so close and than bam the bottom falls out. Any ideas out there? We really want to get moved so our children can get settled in our new home and in their new school. They have been living in a half packed up house since July:-(

I know how you are feeling. I am a real estate agent with Weichert, Realtors-Anchor, in Tallahassee, Florida. I had a seller who accepted an offer, but the buyer in the last minute made an excuse to not buy the home. I heard that the buyer did that to others too, just for fun. Anyway, some tips I can share with you: 1. Stage your home for show. Keep it spotless, and inviting. First appearance counts. 2. Market to as broad an audience as you can, especially online. Ask your agent how the home is being marketed online. Craigslist is great. I know from experience. Also, be willing to negotiate, and throw something into the deal. My number is 850-339-5753 if you have questions.

Hi, thanks for your response. I know she has our home listed online but I am not sure about the Craigslist. I will have to check. Thanks again for the advice!

on line marketing email blasts are very popular right now as well for more home exposure...it is not unusual to have a home on the market or many months. hang in there.
