What is the right thing to do?

You are a good tenant, always paid the rent on time, made the repairs needed,you are paying your rent,water,trash,oil,and landscaping. The owner pays nothing yet the first time you hit a wall and fall behind in the rent the landlord files a 30 day eviction notice. Being the good tenant that you are, do you pay the rent and then move out with-in the 30 days or do you pay nothing and find something else before the 30 days are up?????

Have you only been late on rent one time? I would think that if you paid the rent within the 30 days, you would be able to stay, unless your more than one rent payment behind, then you should probably be looking for something else. I'm not sure, I don't know what the rules are for tenants, I don't think it is the same everywhere. I hope you get a better answer from some one else..Have a good day

We have only been late this one time and that is not just where we are now, that is ever. I am very hard on myself when it comes to taking care of my family and the only way to keep a roof over our head is to pay the rent and for that reason alone I am never late..

Well I think thats great...and I don't understand why the landlord won't give you a chance if you've only been late this one time. I'd understand if this was a regular thing for you and you were always late with the rent, but it sounds like you've been a good tenant so far. If I were you, I'd look into what rights you have as a tenant, and what rights a landlord has, and see if it says that they can evict you for being late one time.

If you only been late just this once, that isn't good cause for them to evict you and you should go and speak to them and find out why they are doing this; exactly why are they doing this? It could be they sold the place and they are doing their legal right to give you notice; I don't know, but I hope in the time since you wrote this that you got it taken cared of. You take care.

Since, the landlord, is having no mercy by putting you out, I would try to find something else, and use the money I would have paid him. If you have a security deposit, he will get his money by keeping it. If you fell behind, that means you need every penny you can get. Let the landlord use the security for your last months rent.
I know everyone wants their money, but the way things are these days, one would think that the landlord would be a little lenient since you have been such a good tenant.

I will pay that rent and find another place to live. I dont want to live any debt to that kind of landlord/person. It's better to settle all the rents/finances in that house so that it will be a good start at the new place where I will transfer to...
