unfair landlady

I recieved a phone call today from my landlady. She informed us that she was planning to show the apartment to prospective tenants. We recieved a lease that was monthly only once when we moved in. She has not given us any other leases. We feel that not letting her in is our right. She of course stipulates this. She says its in our lease agreement. Accoring to some laws the lease she gave us is null and void. Also she is telling us there are repairs that need to be done. She has already posted an ad in the local ad in the newspaper stating the apartment is in livable condition. After the new tenants move in we are not responsible for anything. Can she still sue us?
