I wonder if this house is ever going to be ours.

over 4 yrs ago we were living in a house that was falling apart an no heat in the middle of the winter, which the land lord would not fix. luckly, there was the lovely and god sent lady on the board of the eagles aux which i served on too. she had a house available to rent and we took it without even looking at it. we cleaned it and moved in. it is really a nice house. it used to be a duplex and they removed the door between the two kitchens. soon after we movedinto the house we found out that i was pregnate.
the way that we have the house set up is that one side(the main side) has the living room, and off of that is our bedroom. then is the office, a bathroom and my youngest daughtersroom, the kitchen and utility room. the other side has the dinning room( the other kitchen) my sons room and my oldest daughters room. we like it because the 2 oldest have their own little side. now there is no door between their rooms, but there is a door way which we have covered witha sheet to give a littel bit of privacy.
there is two bathrrooms, and that is nice. about a yr and half ago we talked to our landlord about buying our house after the first of the yr on contract for deed. unfortantly she died with in that month. i missed her not only because she was our landlord but because she was a friend, and a person who i felt as if she was family.
one of her sons now owns the house and says that he can not sell it to us contract for deed. the price is low for what we have. only 13,000 now the house is old and it does need repairs, but a lot of the stuff we are doing on our own while we are still renting the house. we have torn out the old kitchen sink that is in our now dinning room, and we have replaced the floor and carpet in the main bathroom, getting ready to replace the sink, tolit and put in a new vanidty.
i am just so worried that we are doing all of this work to a house in which we love and want so badly to make our own, that we will never get the financing to make that dream to come true. i have gone to every agency that i can think of to get help in purchasing our home. and still nothing. now my husband lost his job due to the econemy. what else can we so????

$13,000 seems incredibly cheap for a house, that's only about $120 a month over a 10 year loan far less than what I'm sure you are paying in rent. Are you sure you don't mean $130,000 is the purchase price?
As for the work you are doing on the house: most of the time I would say that any work you do, you should deduct the price of the supplies off your rent and give the reciepts to the landlord for necessary work. However, since you are trying to buy the house, perhaps you can use your efforts as a way to sway the opinion of the owner in favor of selling to you. I would certainly save all the reciepts and try to get the owner to sign something to the effect that, if you don't buy the house and eventually move out, he will repay you the cost of the improvements you made, but that if you do end up buying the house, he doesn't need to reimburse you.

it is defently $13,000. i know that is really cheap. he doesnt want to deal with the houses that he inherited from his mother. him, his brother and sister divided up the houses that she had, and she had a lot of houses. i think out of all the ones that he owns the highest that he is selling one for is just 45,000. we live in a small comunity in the near southern part of IL. there is no jobs around here, though ther is a new coal mine that is coming just outside of town within the next 3-5 years.
i did the figuring and even if i was to get a loan for 15,000 the payments with insurance would be 141 a month which is still a hundren cheaper then what we are paying in rent. i just can get the funding. and dont know what else to do to.

The price of the home is only 13,000 is that correct? Maybe you could find a privite investor? That would buy the home then owner finance it to you. They most likely would charge you more for the home and interest. Do you have really poor credit? Can you show any income at all?

yes that is correct, the last time that he gave us a price for our house it was $13,000.00 unfortantly we just can not find anyone to co sign or anything else for us so that we can purchase the home. my husband is getting unemplyment at the moment untill he is able to find work again. and i work from home, though i dont make much each month. since i work for a company outside of the us, my pay determines on the conversion rate. at it is down, way down right now. so i am lucky if my pay is 200 a month.
but now since my husband is off of work, i will be working a lot more and possible be bringing in about 3-4 hundrend a month. i will just be living on the computer.
