New house - what do you look for?

My boyfriend and I are thinking about selling up soon. There are a few things that need to be done to the house but we dont want to spend money on stuff that people wouldnt look for when viewing the house.
What do you look for when buying a house? Would you mind if the carpets weren't new? Would you take notice of how green the grass is? (Ours is full of moss!!)
Any opinions gratefully recieved!

I have been told two different things bt agents...firstly an agent said to me you do the house up the best you can and hire furniture that will make the house look bigger and then i was told by a another agent to leave things as it is as people can vision the way they themselves would have the place..i must be honest i can see how i would have a house without it all beoing glamoured up infact if it has a lot of new paint and carpet sometimes i think are they covering something up...
