I strongly recommend working with a realtor to ensure you get a house that will be a good investment over time - even though the market is down at the moment it will return and yushould see some long term growth in its value...not sure on your famly situation but ensuring room to grow is worth considering

i'm having a tough time to make this kind of decision too! for me, the factors to consider are location, budget and type of property

Well, it's important that you know what you want and what you need. For example, if it's a 2-bedroom or a 3. Then, see if it fits your budget. Try to find a house that is right around what you could offer money wise but also, a house that suffice what your needs and wants are. Look for a good location, an area where there's a hospital, market/shopping place, and good school right around the corner. Consider also the neighborhood, make sure it's a friendly one, you don't wanna be leaving in a bunch of creepy people. Make sure that the house is well-constructed and electricity and water supply is good. So, that's pretty much all I could say. Good luck

First and foremost is your budget of course. After that you need to figure out what you want in a house - how many bedrooms, baths, etc. Do you want a big yard? Don't look at the way the house is decorated. That is minor detail that can be changed if need be. Of course you will need to have the house inspected - electricity, roof, plumbing, foundation. Don't make the decision hastily whatever you do. Best wishes!
