Did anyone understand the real story of Memento?

I love the film "Memento" on the short memory loss theme. But there are so many questions that are unanswered like: 1. Who actually killed lennys wife? 2. Is sammy jenkins for real? because in one of the shots they show lenny in place of sammy sitting in the mental asylum.. 3. When Teddy shows him a photo where he has already killed the person he believes is the killer..why then does he continue to seek revenge? 4. Will the cycle of trying to find his wife's killer continue since he will never remember that he avenged his wife's death.. Maybe some one can comment on this..

Sammy was real but not as it seems at first, he was a charlatan. Part of Sammy's story is Lenny's story, he just projected his story on the other guy because he was the one that killed his wife (the wife survived the robbery) and he didn't want to remember that. So, consciously he wrote "DON'T TRUST HIS LIES" on Teddy's photo because he knew at that time Teddy WAS telling the TRUTH and he didn't want to remember/know that. Amazing movie!! So well directed, acted and constructed on such a great story. One of my favorite movies of all time for sure.
