I was awakened by my wife early this morning. Seems our hot water heater is leaking like a sieve. Not a drip but a constant l;eak. It appears to be coming from the area where the hot water pipe connects into the tank. There is no turn off valve on the tank for the input or output piupe, so I had to turn off the water to the whole house. Now I wait on a friend or if it becomes too bad I call a service man. Grrr! When was the last time you had a major appliance malfunction? I know someone who has had a few recently go kaput. Bummer. So now I havew no water until..... HAPPY POSTINGS FROM GRANDPA BOB!!~

It is a good thing that you guys caught that leak in good time. Water can do a lot of damage to a house. I have had a leak before that did a great deal of damage and had to have the floor replaced in my bathroom and hallway, this leak came from a leak in my toilet that was going under the house and I didn't realize it until it had done a lot of damage. And back to the water heater, I have had to replace several of those, one I woke up overnight to go to the bathroom room, and I thought I was wading in a pond. Thank God, that one didn't do to much damage. Again it may cost you but it is good you caught it and turned the water off. Now I keep check on my plumbing and leaks. Good luck.

This is in the basement so it's a cement floor. No problem with it getting ruined. Now it's all a waiting game for my wifes boss and or son-in-law to look at it and see if it needs replacing. That's my guess as the leak seems to be coming from the hot water pipe at the tank and npot above the tank. But I am not a plumber. HAHAHA! HAPPY POSTINGS FROM GRANDPA BOB!!~

Not for sure but it maybe have been a year or just over a year ago and it was our hot water heater. Our hotwater heater is in the garage and we don't normally go out there unless it is laundry day which is once a week. This one day it was very wet out there and thought maybe it was something to do with the washer but it wasn't. We had to get a new hot water heater and my son and husband installed it and it is still working great.

Well in our country almost everyone has a mono block pump set. This is used for emergencies like this. Just drain required quantity from neighbour and pay him for his generosity..!that works..Check out.

I hope not as well. The tank is at least 10 years old as far as I know. We've owned the house for nearly 6 years and if I recall correctly we were told the water heater was only a few years old at that time. We shall see. So far it seems just a leak at the hot water out going pipe. But then again I am not a plumber. HAPPY POSTINGS FROM GRANDPA BOB!!~

I have not had anything stop working in awhile. But, When I lived out in the country we were on all electric and we had an electric pump for the well. So, if the power went out we had no water till it came back on.

Last time we had a malfunction would be our water spicket outside. It leaked from our backyard into our downstairs bathroom. Good to have caught it in time. Water damage isn't anything to mess around with. It would be more expensive later, good luck.

When I lived in Vancouver in a 5-unit building, I was the de facto maintenance person. Each unit had its own water heater, plus one in the basement laundry room. Well, the laundry room one flooded and I took a day off work to mop up and arrange to have it replaced. Then about a week or two later, MY water heater started to go. Luckily, it didn't leak, just one of the burners burned out and all I could get was lukewarm water. So there went another day... Ever try using the same excuse two weeks in a row to book off work?

Oh, and, I suggest whatever work you get done, you have them install a shut-off valve on the pipe going into the tank.

A shut off valve is a great idea. We have one on our tank, otherwise we would have been in the same boat last week.

I'm lucky to have a husband who can fix just about anything. Our appliances usually last for a ridiculous amount of time because he manages to keep them going. We must have saved tons of money over the years. The only type of appliance we've really had trouble with is our stove. I'm on my third one in 30 years of living in this house. I do get a kick out of making things last.

Oh Poor, poor Bob, remember when mine had the pipes burst back before Christmas, $10,000 dollars in new floors later.......Now the floors are buckling, and the company is not wanting to make good, so I have had to get the insurance co. involved. Good luck Bob, u will be in my prayers. Hugs Marilyn

I'm trying not to think about water heaters. Mine's 14 years old and the pop off valve has popped once. My son was able to re seat it, but wasn't sure how long it would hold. He said they usually didn't. My furnace went out in December and I couldn't get another one until January. Major appliance woes are the pits.

We had a hot water service malfunction a couple of years ago, GB. We have one large tank in the laundry, and there was a small one under the back of the house which services our ensuite bathroom only. We'd been having problems with the electricity shorting out and blowing the circuit breakers - and finally discovered the small water heater had rusted out, and the water was dripping on the electric connection. We had the tank disconnected and our bathroom joined to the other tank - which works fine, seeing as there are now only three of us living in the house, as opposed to six of us when we first had the second tank installed. I hope your problem is now sorted!

This same thing happened to us a few months ago. Our hot water heater sprang a leak in our basement. But we have a cut off valve. My husband installed all our plumbing and that is one thing he believes in! He cut the water off to the hot water heater so we still had water. Then he went to town, bought a new one, and came home and put it in.

Nothing exciting has happened recently but some years ago had the hotwater heater go out in my house. Was in closet in the hallway and 2 teenaged boys walked back and forth down the carpetted hallway before me in my barefeet discovered the soaking wet carpet all down the hall and into bedrooms and living room. The whole bottom fell out, full tank of water and pump just kept trying to fill it until I got the water shut off. When I asked the boys about it they both admitted they thought they had done it when they took showers :(

Hi GRANDPA BOB, That is a real bummer, the last time anything like that happened was whern my raidator pipe were leaking and at first we didn't know where the water was coming from and my hubby thought the cat has done therir bussness on the carpet but i told him no the cats goes out to do their business, then he looked and found it was the pipe it took a week and half for the gas people to come to do it and then wait anothe two days for them to put in a new radator, so it was two weeks in fact. I know exactly how you feel. Out hot water tank went out last week. At least it was not leaking, just not giving us any hot water. We know 2 other people who have had to replace their hot water tank in the last month. It is a hot water tank epidemic. Much scarier than the swine flu thing to me. I had to take a bath using a thermal water bag we use for camping. At least we had other water in the house. Good luck Grandpa Bob. Hope it works out alright for you and SOON!

The same thing happened to me maybe a three months ago. Well, its kinda worst since the whole room got wet. Its the valve where the water from the toilet tank comes. The pressure is so strong that the water reached a few meters into our bedroom. And there is no turn off valve either. And to make matters worst i cant find any wrench or pliers to shut down the water for the whole house and stop the overflowing water.
