What leads to happiness?

What do you feel is the source of real happiness. And I'm not talking about just something that gives you a thrill for a moment and then goes away.

perhaps any form of gain other than spiritual eventually delivers less and less happiness.
perhaps the only way to real happiness is to believe that only through kindness and goodness can we be really happy.
Perhaps the only way is to make sarifices to uphold what is good. e.g. helping others
