how do i sell my house?

There is so many smart people out there so I thought I would shoot you this question to see if anyone can help me... I want to sell my house and could already have a buyer...so how would I go about doing it without a realtor? Who do I need to get involved. Surely the one buying it dont just go to the bank and get a loan and it goes into my account and boom it's bought like you can with a car. What needs to be done? Can you help me?

Well, obviously, the loan officer of the other party is going to be involved in this transaction. However, if you are wanting to avoid having a realtor involved in the sale of your home, I think that the smartest thing that you could do to start with is to consult with a real estate attorney. When it comes time to close on the sale of your house they will have to be involved anyway, so you aren't doing something that isn't necessary. I've never sold a house, but we've bought a house and if it weren't for the real estate attorney that worked with us on our purchase, we would have been in a mess of trouble because of the previous owner's problems.

How right you are, dorannmwin, there is no way at all that a good deal with property selling can be achieved without taking into account employing the services of a good attorney. In this case, it is a real estate attorney's services which must be tapped. This scenario holds true even unto the purchase of some items of less value and importance than that of a house. Always, the services of a qualified lawyer has to be availed of. It is the lawyer who irons out all the unwanted points in the sale.

Selling a house without a realtor is possible. If you had made it publicly known that you are selling your house and an interested person gets to know about it and then approaches you, then definitely there will be no realtor in the picture at all. However, you will definitely need a lawyer to be able to get through with the sale. This is the side of the selling which you can never do without. It is the lawyer that fixes all the terms of the sale in black and white. Never will there be a confusion in the sale because of the presence of these lawyers. So far it sounds like a hasle and going through a realtor would be much easier because they would take care of everything for me...Im sure they would be cheaper than a lawyer?

I'm in the same boat as you and hopefully will have a buyer without the realtor involved. If I truly have a buyer I would look for a real estate lawyer. (the protential buyer would have had to get an approval for a mortgage) also they need to get a Lawyer who will have the inspection and appraisal done. Then if anything has to be fixed you will have to take care of that. I believe then when everything is ok the two lawyers said a date for a the closing. When I brought a house in New York it took from April till September to close. When I moved to New Mexico and brought a house I found the house the first weekend of June and moved in June 30th. I couldn't believe how fast it all happened. I hope that happens again when I sell and move this year. Good luck to you!
