Buildings Insurance on a Commercial rented premises:

I'm about to rent a commercial (business) premises, I've been told that I have to pay the buildings insurance. I've only ever rented residential premises before, I know that the landlord is responsible for the buildings insurance in them. Do you know if it's the tenant or the landlord who should pay the buildings insurance on a commercial property? Please leave links or let me know the source of your information, thank you. (I live in England, therefore I need to know the English rules on this).

I think that want you need to know is here: www.businesslink.gov.uk/bdotg/action/detail?itemId=1074300582&type=RESOURCES Looks like sometimes you do and sometimes you don't. It's up to the owner of the property. Hope that helps.

The website explains that business leases are less standardised than residential ones. So, while you are responsible for the buildings insurance, most aspects of the lease can be negotiated.
