when buying or renting a house, what do you consider most?

Well we are currently looking for a new place - As some of you may know, i was really angry the last time i shared how inconsiderate our landlord's son was, thinking he was the owner of the place - duh! so here we are looking for a new place to stay...
Our considerations are as follows:
1. Strong water - its really hard if the place is lacking in the water department, as it is important.
2. Proximity to the main road, accessibility.
3. Price, rental - we consider this of course, because we need to really make sure we can afford the rentals he he
4. Neighborhood / community - of course we are now searching for better places really where you can be sure that the place is safe. the people living in the nearby places are of course, good neighbors and does not make any more stupid sounds, etc...
How about you? when buying a house / renting / transferring.. what are your considerations?

Price of the house is the most important thing for me. Accessibility comes in second because transport is not a problem over here. When it comes to community, we have no worries as well because we are living in a multi-racial society, where everybody is living in harmony. However, my utmost fear is to be living in or renting from someone who had owed money to loan sharks. There are many such cases around when owners of flat borrowed money using their old address. When they don't pay up, loan sharks will turn up at the states address, causing trouble to the new owners.

Location/price/schools those are what I look for. Then if I have a lot to choose from I look for sq footage, size of the yard, and upgrades like granite, new kitchen or bath, swimming pool, etc.

Hi,
Right now I am residing at a location which is far away from Train Station which is the heart of the city. Thus I have to face A lot of travel problems .
So in future if I wish to buy an apartment, I will first check it's location and available transportation services. If they are good enough and frequency is nice (Public Buses) then I will go ahead and consider other points like: 1) Water 2) Electricity 3) Ventilation 4) Plan of the rooms and last but not the least "Who will be my neighbours???" Right now I have an old couple as my neighbour whose younger son is a drunk. He gets drunk often and causes a ruckus at our floor which is very disturbing. He shouts and abuses his parents.
Something like this should not happen going ahead

When I loo for new place first I check the distance from office to home it should be near to office , then how are the neighbors , should be clean ...playing area and other amenities if looking flats , water facility, HOw far the market from that place..above all ..house should be good and spacious .

For me aside from what you've said/listed, I consider how comfortable I am to live in it. There are cases that the house is quite extraordinary than what you've expected but you have the feeling that you can't explain, your not liking the place. I don't want to live such place like that coz a comfortable home, even if it's small is also relaxing and I love to live a place like that untill I'll have my own family one day. ^_^

When we were purchasing our home we took into consideration distance from employment, price, property, condition of the home, bedrooms, taxes, heating and electricity costs, the community, researched the previous conditions of the home (insurance claims etc) neighbors and we found a great fit.

I think my consideration will not be so different with you.
First is the water condition. It must flow strongly and clean. Without it everything will be terrible.
Second is the price, of course I am looking for the cheaper one without forgetting its quality.
Third is the community around it. If we can get along with many neighbours that will be good for the future, as it will be easier to get help.

If I was intending to purchase the house I would have the building inspected for termites, secure plumbing, electricity etc., having done that I would make sure it is close to public transport, shops and I would like to turn up on a Friday or Saturday night to see how noisy the neighbours are! Of course the inside of the home would have to meet my needs as well such as enough storage etc. I believe that when you enter the right home; you know it!

Hi! We pretty much have the same considerations. But I also consider the size and quality of the house, making sure that it's very comfortable to live in and make sure that the walls, ceilings, floor, etc still look good. Also, I don't want a house that's too big, just 1 or 2 rooms with comfortable living room and roomy kitchen and of course clean and good bathroom ;)
I also consider the landlord/lady's personality. But of course you usually can't tell if it's good or bad until you actually live in the house.
I think the most important for me is the neighborhood. I need a safe and peaceful neighborhood and make sure that there are no noisy neighbors that play videoke or drink and fight every night! I know it sounds crazy but I did live once in a neighborhood that was just like that. I also want a neighborhood that has many trees and plants and where I can plant veggies hehehe.

The affordability of a house is what i consider the most. Location comes second. I need to know that I libe in a neighborhood that will be good for my children. Security is so important in choosing a place to live. If we don't have comfort, we can't be happy in any home setting.

When renting a house or an apartment, first I take in consideration the price, as it's important that with my salary I will be able to eat too . Another important thing is it being near my work and study place, as it makes the place more convenient.
I also take in consideration how far it is from the station, if it's furnished, and not to be in a basement floor.

Hi Chiyosan!.
I think if I buy another house, I think I will like it if I had a big yard because my house today don't have it.
I really want to have more space to do my gardening hobbies and room for my dog to play out side so I don't have to walk him every day.
The second most important is location the new house has to be in strategic area so it will be so easy to go any where because you has access to public transportation.

when i buying house i will see the place of house and what around that house then i will check for sure for the contract and etc and i will choose the house that really relaxing and has a tree around because i think when i choose this type of house this will make me fresh in the morning and at night,

I'm meticulous in small details before renting a house, like how well was the wash rooms were, are the pipes working, are the electric working well, is there a good ventilation, and yes, is the area safe, the affordability, the accessibility from street, groceries, among other things like you mentioned already. We want to live a peaceful and comfortable living, hence it is necessary to consider many things.

Nowadays its really hard to find a nice place to rent. But the number 1 should consider is the accessibility, it should be near at the city proper. 2nd is the house/room itself- it should be big enough to accomadate the people inside. 3rd is the water- for me to do my household chores, 4th is the community and last will be the cost of the rental.

I would want to buy a house in a neighborhood that had an excellent school district. The second most important thing is the local "culture" of the neighborhood that I am moving into. I would want to move into a neighborhood where respect for personal space was encouraged and ingrained into the overall local culture.
