Going to Ventura to kkeep husband company today

This means I won't be here much today. He has some difficult tasks regarding our property there. Most of it is legal stuff and dealing with a tenant whose rent checks are bouncing. There all also some hassles from a county code inspector who, after 30 years we've now owned the building, is telling us there can only be one store instead of two on the first story. She told this to the two tenants who are now worried one will have to move. Please pray we will be given facts and wisdom to deal with this. I'll miss you all today. It just seems I should be with my husband on this three-hour one-way trip when he has so mucn to deal with. What do you think?

Its nice to go out for a while, 3 hours trip its ok , is not that far. My husband is not home very often ,so, everytime he has some errants to do I acompany him or go with him, I stay and wait in the car, this way we dont pay parking. If You have a property rented is very lucky when they pay montly without failing, I dont know why people dont make a list of priorities in their expenses , this way they wont fail to pay their rent. Good luck with it . somehow enjoy the trip.

Our entire trip took about nine hours. About halfway home we were starved and stopped in Los Alamos to have dinner. The sun had just set and I couldn't resist taking this picture of the sky. Although both of us would have preferred to stay home today, I was glad I went with my husband. I need to see the ocean once in a while, and it's a beautiful drive along the coast, including through Santa Barbara. We pass mountains and Lake Cachuma and the ocean. Wish I could take good pictures from the window of my moving car.

It is a good idea. He does need the help and when you are dealing with tenants especially one who bounces checks, that seeing you with your husband might make him or her realize that it is not just your husband but it is his wife and that it would mean that if he or she kept doing what he or she does, it would hurt you. I hope the store system works out and that you can keep both the stores.

In a way, it's also self defense to go with him onece in a while. He is 72, and I never know when I might need to take this over. It's good to have met the tenants in such as case. Honestly, though, I'm hoping he will sell this building while he is still alive, since he will know how to do it in the wisest way possible. With all the repair work and maintenance and improvements that have been done, the taxes would be too complex for me. He keeps telling me we will sell when it is completely rented, so it will get a better price, but that day may ever come.

I was very glad I went. He was very tense when he left and I think he needed someone to distract him and make sure he didn't miss the scenery. My reward ws getting to go out for dinner in Los Alamos on the way home. I haven't had a lamb chop in about 40 years, and these were delicous. We were celebrating getting the rent.

I think any excuse to visit Ventura is a good thing, as I love Ventura and do go there frequently. Good luck with the code hassle.

Surfing Seagulls - These seagulls would fly out to the water and catch a wave and body surf back to the beach. They would look on the way for anything in the water to eat.
It's a three-hour drive for us, which is one reason I at least wanted to get on the beach to walk a bit and take pictures. Where do you live -- somewhere near Ventura? Here are some gulls I saw "body surfing" at the beach today.

I hate rentals, over the years I have heard so many horror stories from both rentor and landlords. I do know that California has some very powerful rental laws, often at the landlords expense. Good Luck

Oh yes..this one sounds like a trip for the "team." It burns me up when "all of a sudden" the rules change and you are the first ones that should have been told. It seems like to me there should be property owner notification is they change firecodes or anything that might affect your livelihood. I do hope things go well for you and your husband today. The real problem here seems to be that the tenant we are evicting from one of the living units (because she is often late with rent, has been causing problems for other tenants and also complains all the time) called the enforcement people to complain there were rats there. (Her apartment would have been the attraction for them, but the inspector didn't find any evidence of them.) But while the inspector was there, she started looking at everything else. Evidently the information she has if very old and came from the first owner of the building before the renovations were done. I believe the second owner made the current changes, and they had been there for a few years when we bought the building in 1989. So the inspector came in response to a complaint from a troublesome tenant whose complaint was found to be invalid. But almost no construction is going on in the county right now, and the inspectors need to keep finding some justification for their jobs since there is no real work for them to do right now. They have to make work for themselves.

I would think that if both businesses have been there for a very long time that they would be exempt. Sorry to hear that your having difficulty with a tenant and bouncing checks. That can wreck havoc in your own accounts, not to mention any fees that you have to incur. I would put them on a certified check only status, and in Norther CA we have that option in property management. I wish you luck with both problems, and look forward to hearing what happened in both cases.

I think he is way more important then mylot today...everyday for that matter. I do hope that things get amended. That would be a hassle of a buisness to have to move! Hopefully things will turn out okay for you!

I'm glad I went. The inspector has everything about the building wrong. I meant to take a picture of the building but there was no time to do it right. The inspector has not talked to us yet, so we are waiting for some kind of official communication. We hope neither tenant has to move.
