What should be matter during PURCHASING Apartment/Flat ??

Hello Friends
One of my cousin is thinking about purchasing apartment in the city. So I was looking some of apartment with him with my friend too.
Just today we went through a good apartment. Which was quite good from inside, with big rooms and good air circulation. The only problem was outer look of that building. It was looking little older. So my friend told my cousin to don't go for this one..
I don't know what to tell him.. Because I think it was quite good form inside.
Now what should be really matter during purchasing this kind of property..?? I mean its true that its not like bungalow that we can color them directly. Because for coloring work we need to convince other members (living in that apartment) too.
So what will you advice for this thing ? And why?

Hey apk100,
First of all put up an chart which shows his budget for his home also don't forget to include the important details like the number of rooms and his needs. This chart must be visualize every time while looking for the new house. Make sure that he gets all the contents which he drew in the chart before buying the apartment.
I think that the external design play much role but interior design play a vital role. Make sure sure that all the contents are OK for it.

Well.. I don't need to know his budget... I am just asking.. Should we give more importance to outer look.. or we can go for purchase if its good form inside and good in strength..
That's where my cousin and I confused.. We are already seeing apartments which are in his budget and as per his need.

In my opinion, As we are buying a flat it must be beautiful in both the manner (interior and exterior)
By seeing the flat some people consider that you are poor and do not have much money. Why should we allow the common people to think so ?
SO I think it is better to have a new flat with beauties all over the flat.

the most matter now these days is GPA(general power OF ATRORNEY) as government of india has implimented this rule before buying any property. other wise you will fall into some legal terms and condition by courts.

its is the new rule implimented by government of india regading owing a property. according to this rule if anyone who is wishes to buy a property he need to go through some documentation before purchasing that assets. he needs to imform to the government of india before purchasing, other wise he is liable to be broken of law. in that case a strong action can be taken against property and its owner.

I think the soundness of the structure is the most important thing and then if there are any rules and regulations within the building, I have been involved in what we cakll body corporates here in Australia and most people sell up after awhile because od common rules to do with the building..but it is a wonderful thing to own your own place but one must be sure on what you buy, good luck.

Yes.. Soundness is the important thing.. The apartment I am talking about looks very strong.. But it looks old and thats making my cousin little confused... Surely we forgot about rules and regulation. Mostly people here don't think about it more but its a very important thing.

The quality of the building, the environment, the neighborhood and finally the prices.All have to be good quality, specially for our health and mind.
It doesn't matter if it's look ordinary from outside, cause we could renovated the inside.Many peoples in here like to do it for their home and make surprise other people who visit it.
It's not about how it look like, but more about how we feel it.Comfortable.

Hi bro AKP
First, bring a Big Nail and a Hammer. Hammer the nail in any of the walls. If there is more than needed stuff that comes out forget the place... It is made of more sand.
If not, this means that the walls are stronger. Outside colors are not the things to look for when purchasing a place to stay for life. The strength of the walls, inner space and the air circulations are. Also try to get into the house during mornings and evenings to find out if the sun rays get in the place or not. If not, the place would be damp and suffocating for sure.

That's really good points.. But do you think people will allow me to hammering the house before I purchase it..
But its a good point. I will suggest all of them to my friend. Yes sun rays are important too. I will tell him to add this point in his features list.

Quite true, they will not allow the hammering of the nail.... If it was a soundless thing I would have suggested to do it without their knowing but then it is not soundless
Try to ask one of the residents of that building maybe they can tell you.

Hello AKP,
We live in our own house and never liked to own/live in the flats as there are so many restrictions when you live in flats which we certainly don't want to have.Outer look of the building matters as it takes lot of money as well as an agreement of all the owners of the flats living there to recondition whole building.

Even I don't like to live in flats.. And yes its having too many restrictions.. But as prizes are too much high in city we don't having any option.
Recondition whole building..?? What do you mean by that.. And whats its connection with outer look of building.

hi akp I would tell him its the insides of an apartment that
you are going to use. the outside should not really matter as
its the apartment itself you will be living in. an older building'
is not necessarily wrong at all.If it was in excellent condition
and was a good affordable price those are what should really matter.I would follow my gut feeling if I were you and tell your
cousin what you have told us.Your cousin is going to find that the fancier the outside of the building the higher priced the apartments will be and not necessarily any better inside than the older building with good big rooms.

I thinks exactly like that. Even I think outer look is not that important.. The important thing is its strength and its inner look. If they are okay than I don't think there is any problem . I will tell this thing to my cousin.. Thanks.

hi, if you are purchasing the flat already used by someone or its a second sale flat/ plot, please get the registration done in your(buyer's) name. Try to find out the reasons for resale. We followed certain Vaastu tips when we bought our home. We also did the survey to make sure about other building permission was taken through proper channel by the builder/ developers. I think the outside look won't be so much important and anytime we can do the coloring or painting the walls etc.and why should others have a problem with it. I a nut shell, do a double study of the area, building, ventilation, talk to the society members so they might come with more information..

Yes there should not be problem for anyone for painting work. But still some time few people oppose it because of money problem.. But yes its very less cases.

What's really important to me?
How many flights of steps I have to climb, and if there is an elevator.
Outside is cosmetic, and maybe you can bring that up to the people who own the complex, however, they may or may not do anything about it, it depends on what YOUR needs and desires are. If you purchase it can you make changes to the outside?
