He is ticking me off!!!

So, 2 months ago our AC unit went out. We called the landlord and told him about it. He sent guys out here that were NOT professional at all. They could not get it fixed. We called the landlord and told him that the guys said we need a new unit. A week later he sends the same guys over to put in another used unit. Ok, we thought this was the end of it and we would finally have ac again...Not! We used it for 2 weeks and this unit is broke, probably because it was already used for years by someone else! We called the landlord again and he told us to sweat it out! Excuse me?!? We have 3 young children, we are not letting them sweat every day. We called 2.5 weeks ago now and still no one here to fix the darn thing! We had to go buy 3 window units which are NOT cheap so our children could be comfortable. Is there anything we can do to get him to fix it? I am stressing because we used rent money to get the units! Do you have a slumlord instead of a landlord too?

There are ways to protect yourself from scumbag landlords, you pay rent and I am almost positive you signed a contract. Now depending on the temperature and the contract ect ect you may not qualify for an emergency condition, unless someone in your house hold is disabled, then by law and your contract they have to fix it or you can take them to court and sue sue sue!! Get in touch with your local housing authority, and the BBB to light the fire under his butt. If your living in an apartment, go above you local office and call the corporate managers. If not, then go to city hall. I've done it and ended up getting not only my heater fixed (it was in the winter) but getting four months free rent because I went to the corporate office of the landlords that owned the property. But in figuring out how to do it and what to do, I ended up at my local city hall where they had a housing commission set up to stop dirt bags like that. And the lady was nice enough to inform me that it wasn't just here, but it's a federal thing, ran by the state so it'll be where you are too! I really hope it helps, we'll be in the 90s here this weekend and I would die without my a/c!

I would also be hesitant to withhold the rent money, especially if there was a lease. It might be legal to withhold rent until the issue is fixed, although I am not entirely sure it is legal to do in every area, but it is far easier to prove that the rent did not get paid than it is to prove that there was no air-conditioning for "x" amount of time (the time that the rent was not paid) ... or that you really needed the air-conditioning during that time period ... unless you have some outside verification by a legitimate third party, such as the police or child welfare or some other authority.

We pay rent and we did sign a lease/contract. Its been 85 degrees and higher every day here! Its hot and its even hotter in the house with the sun beating down on it. Yeah, its state law here to have ac and heat in all rentals. I am going to contact bbb and see if they will do anything. I wonder if we have to pay rent still even though he will not fix this!?

That's my feeling exactly. That and it helps, I think, to look like the 'perfect person' in this situation. Doing what needs to be done, ei paying the rent, will make you look and BE more honest than him, which makes battling the issue easier. Good luck and keep us updated!

I could not afford to run one unit. I just use pedestal fans and they work fine and are cheap to run.

If you have small kids then it is quite important to have a cooler or an AC because sometimes the small kids cannot afford such a hot climate in their early ages, as they are new to the earth. So it takes some time to cop up with the surroundings and the temperature. More over this heat can give them some diseases or something else to them. So it is very important to give a small relief for the kids.

I work for an organisation that provides sheltered housing for the elderly. One of the ways that we raise income is by renting some other properties commercially. We make a reasonable income from these rents and to my mind it makes good economic sense to ensure that the equipment in the houses is maintained. If it is beyond economic repair then the best solution for everybody is to replace it with new. That way the landlord saves on repair costs and gets a manufacturers guarantee. The tenant gets a working appliance. Both parties get less hassle!

I agree it makes more sense to get a new unit and he would stop hearing from us if things worked too! Of course hes only thinking about not wanting to spend money. He is very greedy and not a good person at all. When my hubby gets his comp check were out of here and buying our own house so we dont have to deal with landlords anymore. Most of them are not worth a flip!

Aw sorry to read that's you are going through issues with your cooling unit and landlord, most landlord are not thinking about what their tenants go through and that they have small children This type of situation is very common when it comes to renting, landlords tend to only care about getting the rent and they don't really care about the occupants or tenant Most landlords only think about how much money they'll have to pay and how much cash they'll lose getting the air units fixed, and also how much they will need to spend to get a professional to fix it they tend to look for the cheapest losers they can find with no real degree or experience to fix things a landlord wants to make money not lose it, so they cut corners to save on the cost of repairers Tt's my experience that most landlords are very selfish and they look at a tenants as an annoyance's that they have to deal with not real people with feelings and needs as human beings most landlords only see dollar signs nothing else I have witnessed and dealt with many uncaring landlords through my short adult years, and it's because of situations like what you described in your post that make me want to leave the life of a renter behind, and become a home owner yeah it's a bit more expensive but at least if I set a budget aside to pay a real pro to fix things I don't have to deal with uncaring rude landlords anymore, and I can decide when to have things fixed, and who comes into my home no more surprise visits from a maintenance person and no more hoping for things to get fixed that will never get fixed, I know that not everyone can afford to be a home owner but I'm just expressing my reasons why I prefer home ownership over being a renter Well enough about that back to what your dealing with. it sounds like it might be against some kind of law that the landlord has you staying there with your children and he is making you and your family wait to get your air condition unit fixed though I'm no expert on state laws, but you might want to find out what your rights are regarding the matter because it's possible that a law might be broken on the landlords end, I suggest that you do some more research to be sure it's good to know your rights as a tenant, at the very least he might reimburse you or credit you for the cost of the window units you had purchased.

I know. Most landlords are greedy and only care about the money, not the,people. It makes me so angry. What he fails to realize is it would cost less to fix it right the first time rather than spending a little money each time. When my husband gets his workers comp check we are buying a house. Were sick of renting. We are ready to be home owners. So done with landlords! It is state law here all rentals need heat and ac. So he is being illegal. Were going to find out what we can do on this matter because its so unfair AND illegal!! Thanks for a great response! :)

Well, since you bought the units and took it from the rent, then when the rent it due, just pay him the balance between the cost of the a/c units and what is owed. If he says anything, make a copy of the receipts and give them to him. Tell him this is why I cannot and will not give you the full rent this month. If you would have fixed it, I would have not had to go buy three units.

I think thats a great idea and thats exactly what were going to do. I cannot wait until my husband gets his settlement so we can buy a home and never have to deal with jerk landlords again! This guy is a joke of a landlord. He fixes nothing and just wants your money. I do not think so, were not that dumb.

I am sorry about your situation and i also understand your feeling. Well, somehow we still have to face with this. I think your landlord may don't know any company service else so that the same guy went to fix it again. You can find out another company service about AC and call them go to fix it for you. You also let your landlord about it and she should pay for it. Hope you guy can pass this situation soon/ Summer is very hot out there.

Oh, i see, then you are right..He is a terrible landlord... In fact in here we meet many landlords like that, they just know to care their money and money only, they never think for the others, they are so selfish...Poor us, who have to rent a house....

Thank you. This landlord knows plenty of people and there are tons of heating and air people in this town. He just.does not want to pay professionals because their more expensive. We cannot afford the ac people and we dont own this house so it is not our responsibility, it is his. If the landlord was going to pay for it he would have gotten it fixed already. He is a terrible landlord.

Is there a company that owns your apartment complex or is it just the landlord? If there is a company call and see when you can go in and talk. tell them what happened especially the landlord saying " Sweat It Out" Then see if you can subtract the price of the Ac units from your rent. If it is just the landlord, call the lawyer who helped with the workmans comp and see if you can sue for the prices of the AC.

Its a house we live in so its just him. Unfortunately. Yeah were going to ask our lawyer and see if they can do anything. When hubby gets his settlement check in 6 weeks we are buying a house, no more renting for us!!

Yes I ahve a slumlord, too. In fact I have had a few of them over the last 5 years. It sickens me that these people are so determined when ti comes to collecting the rent but negligent when it comes to repair. I hear you can put rent in escrow until repairs are made but I don't know the process. You may want to call the health inspector to see if they can get him moving.

Im sorry you have a slumlord too. Its terrible that all they care about is money! This is the first time we have had such a horrible landlord. We have had some that take a while but they did fix the problem. Not this jerk! Were going to call around and see what can be done. By the way, I sent you a friend request. =)

First off I grew up in a house that had no AC. Sweating didn't kill me, and honestly spoiling your kids is horrible for them. Teach them to be happy in their circumstances. Otherwise you'll end up raising life long whiny people that cry over the most insignificant of things. HOWEVER... The fact is, you are paying rent for a place with AC. I'd be ticked. But you NEVER buy window AC units with your rent money. Having a mother stressed out because your family is broke, is far worse for your kids, than being a little warm.

Sorry you had to sweat every day but thats not what I want for my children and they are far from spoiled. Having a comfortable temperature playing is hardly spoiling them. They have no other luxuries in this life and their very grateful anytime they get anything. So no I do not have spoiled children. Yes in our lease, ac is included. Plus state law here states every rental has working heat and ac. Bottom line, he should be fixing it. A little warm is not the word for it. Every day inside our house is ninety plus degrees in their bedrooms. Not a little warm to me...thats hot!

I think that it depends upon whether or not air-conditioning comes with your lease/rent. There are places that come with heat and air-conditioning included while others do not ... or they may only come with heat and no air-conditioning. If it comes with air-conditioning, then it is his responsibility to repair or replace it. If it does not, though, then you are responsible for the cost of the air-conditioners if you choose to have them.

Before you take any actual steps, then, I would tell your landlord that you are going to contact your local Child Welfare department and turn him in for child endangerment, because you have children in your house and need the air-conditioning, especially since it is in your lease not to mention that you said it is state law to have it. The threat of you going to the authorities might be enough to get your landlord to act without you actually having to contact anyone. Also, I would make photocopies of the receipts for the air-conditioners you bought and tell him that he has to reimburse you for that expense as well.

Some landlords really are mean aren't they and I can well understand your frustration with your particular landlord. I've not lived in rented accommodation for quite some time but I HAVE had some run-ins with landlords and they can be unreasonable even when they're in a GOOD mood. What I cannot understand is why the landlord has another ac fitted..and it's second-hand! It's like me with second-hand radiators my in-laws tried to fob me off with..no chance. The people who HAD the radiators replaced them with new ones. This ac situation is exactly the same in my view. I hope you get it sorted.

Yes some landlords are mean and greedy! Our last houses we always got lucky and had great landlords. This time we were not so lucky... Yeah a second hand ac unit is silly! He was being cheap and greedy. Its unfair that he can leave us without ac for almost 3 weeks now! I hope he fixes it soon. Thanks for the hugs, they are needed right now. Just not in real life because I am sweating too bad for anyone to touch me!. Lol.

I can understand your frustration. I got lucky, (I guess) and rented a apartment that does not have central air. It is a duplex and due to that fact, rent was cheaper. I just bought a window unit which the landlord had installed in the wall!! Well...at least I have air. I truly feel that your landlord should be fixing those units if they are part of the apartment.

Yeah this house gets hot quick. The temperature has been over 85 degrees every day in our house, the past few days its been over 90 here! This week I am dreading it because its supposed to be in the 90's all week long. Yeah the ac is in our lease. Not only that but its state law that all rentals have to have ac and heat here. Not only is he ignoring our lease but also the law!!!

In our little city they have passed some regulations that require a landlord to have everything up to snuff....that means code...and if you have issues with them you call them and they take care of the landlord....That is so crappy that he won't fix it.....I am sure he is making enough money off his rental properties to already have a profit..and that is general maintenance!

Here they have to have ac and heat working in all rentals, state law. He is very greedy and rude. Theres no reason for this. He makes plenty of money! He has 40 rentals. He bought this house ten years ago for $45,000. And were paying $700 per month so he has money. He has plenty of profit thats for sure!

It is very difficult to have the best of landlords as they want to get as much money for their investment. All houses need repair once in a while and sometimes the repair are maybe bigger than what you have. Couldn´t you make a deal with the landlord for the window units? Those are yours, but maybe you can get him to pay for part of them. Fortunatly I don´t use AC where I live. It would be much too expensive, I imagine, and the temperature never goes over 32ºC in the afternoon in Summer.

He has 40 rentals and makes plenty of money off them. He has a big business. Theres no reason why he cannot get someone to fix this unit. Here its very hot in these months. Over 85 degrees every day which makes the house much hotter than that. Its very uncomfortable sweating.

Its sad that there are people in the world who doesn't bother to think of others and only think of themselves and MONEY... I could suggest to just leave the unit and find another place to stay but I guess it will be impossible for you. Do you have like a contract where it says that the Landlord is responsible for any fixing in your unit as long as its not your fault? People are so mean these days and doesn't even think that you have children with you that is suffering. I just hope this person will realize that what he's doing is bad for his business as well. Good luck on making him fix or replace the units.

It is sad. He is very greedy and just wants money. We are planning to move very soon. Were waiting for my husbands check and then were moving. We are planning to buy a house. In the contract it says he is responsible for ac, heat, stove and fridge. Plus its state law here to have ac and heat in all rentals. Thanks, hopefully soon something good will happen!

The best way is that you can again repeat the same wordings what you written here. Tell him that the technicians are not professionals and not from the company authorised people and lodge a complain withe company (may be out of warranty) and the landlord has to pay more to them and that is the reason why he is arranging local people or unqualified people to resolve the problem. Normally instead of making the machine alright, they will destroy the AC. Or else, you can tell the landlord that you are going to fix the issue by calling the people from the company and whatever expenses incurred would be deducted from the rent payment. Mostly he may come up with suggestions ore solutions if you respond like this. The rest of the things are depend on the person with whom you are dealing and if anything is not working, ask them to make alright with atleast one AC and sleep altogether till the other machines get repaired.

I dont understand as Ive never in my life had ac and dont plan on it with the cost. So to me its nothing and even where I user to rent I never put the ac on or else Id be walking around with my winter clothes on. Does this sort of thing on your lease? I mean when I use to rent fixing items, and such stated right in the lease was the landlords duty. Whenever I rented my landlord were pretty decent to be honest. I never had a problem and they would call us right back, and go right over.

Well with 3 young kids and above 90 degrees every day we need Ac. It is on our lease that hes responsible for Ac, heat, fridge and stove. Plus its state law that all rentals have heat and ac here. We have had good landlords in the past but not this time. He is a slumlord.
