Hi Friends
I have been gone for so long that I don't even know who is still here. Hopefully my friends are still around and remember me..I am finally back home, my contract is finished after a very long long winter on the boat. I've been a lot of places, met all kinds of people and seen some places that I probably would never have been fortunate enough to see if I were not a chef. We managed to cover the majority of the Caribbean and because it is such a popular vacation place, have met people from all over the world, literally. We cooked with ingredients that were new to all of us, and I think I can honestly say there is not a fish in the ocean that I have not eaten! It was not all fun and games however, and we were challenged more times than not. It is great for my resume but I'm not sure I am going to commit myself to such a difficult schedule next year. The money of course is what keeps drawing me back and it is very hard to walk away, at least for me. I came home to a bunch of surprises, some good, some not so good. There is a ton of work to be done around here..I don't think anybody lifted a finger as far as cleaning since I've been gone. I also have lost one room mate which sucks cause we really need 3 people living here to manage the very expensive bills. I have a lot of decisions to make here pretty quickly as to what I'm going to do, but I'll deal with all that next week. I'm going to sleep for about 5 days and when I get up, I'll get busy.
What I really need right now is advice. Does anybody out there own income property or understand the laws as far as tenant/landlord go? I have a situation that has to be rectified immediately and if I can avoid going to a lawyer, I will. So..if anybody out there has rented property and kind of knows the do's and dont's when it comes to financial obligations, please let me know..I will really appreciate any advice I can get. Don't want to bore everyone else with the details, so if such person is out there, please message me...Thanks in advance...J

Welcome home my fellow Floridian! I seldom post anything online but I enjoy good food and frequently browse {lurk} the web looking for new ideas. That's how I found you. You must be a pretty darn good chef cooking for a captive crowd on a ship or you'd never make it back home alive...lol
Sorry to hear about your landlord/tenant dispute.
I own rental properties in unincorporated Martin Co. near Stuart. Even though the property is in a great area, over the years I have experienced every manner conflict and mayhem. Very little surprises me anymore. Maybe I can help answer some of your questions in this forum or in private if you prefer.

Hi Habibibi..I do remember your name from days past when I used to be around a lot more. First, thanks for the compliment. I picked up cooking pretty late in life. I was in the business of distribution of semiconductors and all components that are on boards of computers. I got laid off after 23 years in a merger downsize. I was only months away from being fully vested in my stock option so instead of going out with approximately 75k in stock, I walked away with 2000. and change..Unreal huh? I got a lawyer, tried to fight it but their big corporate lawyers stomped all over my lawyer and the only thing I was able to get was a full years severance rather than the std 90 day pkg that is typically offered. They screwed me to put it bluntly as well as 275 others, all with over 10 years in. I took a year off and traveled all over the NorthEast and had a great year. Then the party was over and it was time to go home and think about work again. I applied to the Ft Lauderdale Art Institute after much encouragement from my friends and family, was accepted and the rest is history. I am a Chef but never really wanted to work in a restaurant so I marketed myself all over the tri county and was hired by the guy that owns Princess House Crystal to be a personal chef on his yacht (210') Its been great with the only negative being that I'm not home very much. I have been to places I probably never would have been able to go to, including Tahiti! I am off all summer and work the winters when the owner uses the boat non stop entertaining his friends, family and prospective clients. I was, for once in my life, in the right place at the right time if you know what I mean. I lost my hubby quite unexpectedly at age 42 so when the opportunity came it didn't take me more than 2 nanoseconds to accept. Anyway, I'm rambling on here. Sorry..
My questions about landlord/tenant problems are:
3 of us rent this house I live in, all with our own separate contract which read, 100$ per week plus 1/3 of the utilities, electric, water, etc. While I was away this last trip, one of the roomates up and moved with no notice, no nothing. The landlord is telling us that we (myself and another) now have to pay the guy who lefts 1/3 of the utilities. Since we all have a separate contract, to me it doesn't seem right. I think that in a case like this, the landlord would have to absorb the loss, not the tenants. Is that correct? I mean, it's her responsibility to find another tenant and not penalize us for her lost rent etc? She is also saying that if we dont pick up his share of bills that she will evict us. I have lived here over 3 years and have never even once been late with the rent and of course have always paid my 1/3 of utilities. I can't believe she is doing us like this..What do you think.
She also sent us a letter stating that on 7/11 she is going to come in and access the house..Can she do that..Our rent is paid for July..do I have to allow her to come in? If there is any help at all that you can give me, I will be very grateful and might even send you some dynamite French pastry which I am now studying..I'm afraid I am a better cook than pastry chef however!! Welcome back sulsisels, how can I EVER forget you???? As for your question, even if I knew the rules in my state, I think each state is different. I know you don't want to go into details, but are you having problems with your landlord or thinking of becoming a landlord? Just curious..

HEY GIRL!!!!! I've missed you a whole bunch!! Anxious to get caught up...I'm still trying to get used to walking on solid ground. You wouldn't believe how weird it feels after being on the ocean for so long..My equilibrium is still shakey..I explained my landlord problems (yes, its me having a problem) to habibi who says maybe he can help..If you would read my post, I think he is right under you, it explains what's up and if you know anything at all, please share it with me.

I can imagine a little about getting your land legs back; went on a boat ride the other night and when we got back, it took me a few seconds to balance out before I walked back up to the house. So being on a boat for a long time, I am sure it will take longer to get use to land again. I will check out your reply below me, and glad to have you back..
