Supposed to move in feb 1st. Haven't started packing yet. Don't want to start until all the paperwork is done just in case but will only end up having a week to pack and move. Yikes, stress here I come.

Best to get that inspection because it then becomes the inspector's and that inspector's company's problem if he overlooked something. If you don't have an inspection and there is an unseen problem, it is your responsibility and it could cost you thousands and thousands of dollars.
Better to pay $500 now, rather than be stuck with a house that has unseen major problems. And then, you might never be able to resell that house or you are stuck with thousands of dollars doing major repair work on your house.
Yes, there are lots of costs to moving into your own home. But, once it is all over and you finally get to settle in, it will be all worth it.

Better to abide by the rules as it saves from undue hassles later on . congrats on becomming a landlord .
