Found another home

I found this mobile home in the same park, it's $37,000. A lot cheapier, I want to spend the least amount of money, I know I wont get my ,money back, or not what I paid for it. I don't want to take a loan out, and have to pay more than the value. I don't mind this set up, only issue is the amount of carpet throughout. It doesn't say anything about whether it's 4 season or not. http://www.jamiebowman.ca/6047hwy89

i think it's a beautiful home and really spacious. i like how everything is wood. it makes everything look so pretty. the price isn't bad either for how big it is inside. the only thing is the kitchen looks really small.

The wood is from the 70's it was the in thing then. I like how open it is as well. Just not the carpet as I would have to rip it all up.

I like how spacious it is, but it does say trailer whereas most would say mobile home. So it may only be 3 season not 4 season.

The kitchen does look small and like ours to a point downstairs (only here it's somewhat bigger). Nothing overly modernized, but if you are living there alone ten it won't matter. Hopefully it's not in a flood area, either with that river closeby. Does some of that furniture come with it? The wood and the carpets are nice.

I am not sure what comes with it, I think most of the appliances do. It says dryer, but nothing about a washer, so I emailed asking. I am no picky about the size it would just be me, and the brats. So I don't need anything too fancy.

hi Ricki its really lovely and it looks pretty spacious. The cost is really good too and its setting is pretty. This might be a good buy for you once you get the money. Is it close to where you are now? Anyway this is one to really think about.

It's about 15 minutes North of where I am now. I go grocery shopping in this town weekly, volunteer on the other side of town, and so on.

It is a beautiful home and looks more roomy then the other one you were looking at. I wouldn't spend more than you couldn't afford either. I can't wait until my boyfriend and I can get our own place, I'm ready for it. Sucks going to each others homes I just want to be on our own. I'm hoping after next year. But you still have awhile to choose so keep your options open just don't jump to the first few you find. Good luck

I am keeping my options open, it would only be my income. I want something that will suit me, but I am willing to give things up. I want it local so I don't have to drive as much.

Wow, I cannot believe how big this place is for the money, it's massive! Are you going for it? I can certainly see you and your animals in there!

This is a cheapier place, most places for for $60,000. I emailed about it, and waiting to hear back about it. I do like how open it is, but not the carpet.

It would be a start for sure. I am going to see if they would give me a loan, or a mortgage. Most banks wont give mortgages on mobile homes.

This one's nice, too, but the brats won't have their own room. The carpet looks like it might be berber, or indoor-outdoor, but you can slowly replace it in due course if you don't like it. I know you're concerned about how it'll stand up to the critters and how often they'll get their little claws stuck in it. I think the write up says it's freehold, which means you don't have to pay park fees? Nice lot, and decent deck, but I hope that's not carpet on the deck. Fastest way to rot it out, put a rug on it. If you look at it in person, check for bouncy spots. There seems to be a dryer in the washroom. Is it included and is there a washer as well?

It's very spacious, they would be in the living room. The carpet would be Marco and chewing it, if digested can kill rabbits, and small animals. It did say freehold, but looking at it, it looks like a trailer and an addon which would be 3 season not 4 season. i emailed to ask them just in case.

That doesn't seem like a bad deal at all for a small home for just yourself and your animals. I would definitely go with something like that if it is within your budget. I do, however, understand your concern with the fact that there is a lot of carpet in the home. However, I also think that is something that you would be able to change after you've purchased the house. It is quite rare to be able to find a new house where everything within the house is something that we love, unless it is a house that we have custom built for us.

It looks very nice. I don't think we can find something like that in our place. The first question I ask about houses is how it is when it is raining hard, when certain places are flooded? Does it get flooded too?

It's right on the river, but it's a steep bank. It may raise issues in the spring when the snow melts if there was a bad winter.

You can do it Ricki. You can save up that amount in a few years and not have a mortgage. It would be free and clear. If you could tolerate living home for a few more years you could save all your money.

Here a trailer and mobile home is the same. Like a 12 x 60 or a 14 x 70 foot. Then there are double wides. Modulars are somewhat different than mobile homes. They go on a foundation.

Park modules and granny flats are in parks on blocks (the average one), the ones on foundations are called something else. It's very rare to see a double wide here unless on your own lot.

I am debating, I putting away so much each month, but looking for another job. I emaied asking whether it was a 3 or 4 season, as they said trailer not mobile home.

I think the house seems pretty simple but fine. You can always call them up or email them for further inquiry on this mobile home. And perhaps if you are now living nearby, you can even ask them to let you see the unit. I will never ever buy a house without physically experiencing being inside the house and checking everything in it to see if they are working fine.

Wood for the fireplace? It's a propane stove.
