Some people do not get it

I did an inspection of rental and I seen where someone was in the attic and busted down sheet rock. I was so mad. Then she complained the water bill was high, I walked into the bathroom that stunk and the toilet is running and the lid was off the tank, I looked down inside and I said, the flap is up! Someone had bent the handle so it stuck. All of this was new when she rented the house 3 months ago. Yes she is evicted. And no she is not in a hurry to move.... Witch. I am prepared to live off one half of my monthly income to clean out people from my rentals. No more of this stuff!

We rented a house for awhile, and it's a shame how some renters treat your property. It isn't easy to get renters out.

Its not as hard as people think, its just the legal process has steps to take and each step I have to pay for.

@yukimori Yes but the leans are good for 20 years! So if they buy something of value and sell, you get your money first. That is if they don`t pay.

@vandana7 I have no idea, I know that in some countries if people do not pay, you can "cut" the services, included the water.

@TheHorse .. But pony, situation here and there differs considerably! On average we have to plan for inflation at the rate of 7 percent compounded! My rents increase at 10 percent compounded so the repairs, insurances and taxes are covered. In one of the articles I noticed that you all lose almost 3 months rent towards property taxes! compare that with us...less than one month rent. In addition, we can set those off against income tax, and we also get to set off 30 percent of rental income free of taxes! Makes sense to be invested in this asset class. As to capital appreciation...1 dollar invested 13 years ago is about 4 dollars now! So 3 dollars capital gains of which even if I lose 1 dollar towards taxes, I am still left with 2 dollars plus initially invested 1 dollar! Have I not escaped on taxes on these two dollars continuously for 13 years? I can't judge from your end, though...your inflation is closer to zero, and you all have social security system, as well as health care system. We have to plan for old age and buy insurances. If we put our monies in bank, they will only give us simple interest...and I would end up paying taxes on interest rates that have dipped to below 7 percent per annum! That means investment in bank will make me poorer each year! Investing in shares is an option...yes. But at my age (I am 57 and older than you I think Pony) I keep that to a minimum. You never know when I will need monies...stock markets should be in boom to give me profit, right? So only through tax savings again. Finally, how long do you think you can continue working like that? Agreed that is less stressful. But there is something called contingency...you would need to plan for that right? As to Andrea...I think she is just having a bout of bad luck. Agreed that there can be folks like hatley...I would keep hatley with me...in my home and let that portion out..that way I would have more control on dad...lol

She is presenting a scary picture...my tenants are good, only one former tenant had dad wrapped around his little finger and took a lot of money from me via dad. Otherwise, never had issues...there is slight delay...but those are because of rains, and festival holidays..otherwise, we get rent promptly...

@vandana7 I'd rather refinish speakers. In that capacity, I deal mostly with middle aged guys with cool careers. Very few slouches or ruffians.

I am raising the rent and standards, now they will have to have many more things to get a house from me, let them sit empty if not, better than me fixing them back up three times a year.

It is really hard to rent to people who really don't care about your property; they don't know how to conserve water; use the facilities or clean it after use.

No its these two houses, seems this year has been a bad year for them, OR maybe its I let Tony pick who would rent them, that is it. All the other houses have awesome tenants, that pay on time and are respectful to the neighbors.

That is why managing rentals is such a headache. It only takes one or two bad ones to make a mess of the whole scheme.

You just did what is right . You don't need renters who doesn't know how to take care at least of your property that they are renting . What the use of their pay when it will always be spent on repairs anyway .

Good lord, what's with these people? Is there something in the water there? I constantly worry that we're not the best tenants our landlord has (still have a bunch of boxes and junk near the front door outside, and the kids toys and my pile of rescued lumber in the yard...) but reading some of your stories gives me hope that I'm in the clear.

The people who do this give this as a reference " I live with my parents" so they dont have to tell you about what they have done to the last place.

Dont you have any protection for landlords? if im moving out of an appartment here,everything has to be as l found it,anything broken has to be paid for from my deposit,they hold the deposit 3 months after anyone vacates the house,this gives them time to really check everything. Even vacating a house without giving it a proper cleaning is a no-no. Some landlords are known to come with white cotton gloves to check for dust. Once i did not clean (don't know the name,takes out steam,smoke when cooking)the thing cost me $150. Landlords here have it easy,people respect property so much because it`s not cheap to pay if anything is broken

Yes I do get a deposit but once again I was not strict enough and allowed them to make monthly deposit payments, NEVER again, But we are not allowed to charge a deposit over the amount of the rent and I have to say that I have only returned one deposit because the price of repairs is very expensive, as well as the labor to get it done. Here the tenant seems to have more rights than the owners of the property. I am currently asking for better laws to help the land owners that do care and keep up their investment.

@andriaperry Im sorry.We have to pay 3 months deposit+rent here when moving in and any damage we have to pay like it or not. People do take good care if they rent, maybe better care than if they owned

Wow I sure do not envy you your job being land lady. I can honestly say when we lived in an apartment we had a wonderful landlady and we never had any trouble at all. She had tld me she was getting to old bit she said we were ideal renters so that made me happy. hope she leaves with out giving you a hassle.

This is probably mom wasn't in the mood for replacing the toilet flush tank yet. I remember one time the valve got stuck and if i don't check it the water will be running endlessly. One day, we had the highest water bill EVER that we decided to turn off the tank. I only use ours when I use it alone. I don't think she's respective when it comes to using utilities there properly.
