When did you, or are planning to buy your first investment property?

I am thinking about buying my first investment property. The houses in the suburb i am currently looking in are priced averagely, compared to the surrounding suburbs. I have been to a few auctions, which were completely out of my target. I think when a house is placed on auction it attracts more people and the reserved price is usually gotten as more and more people bid. The demand for houses is ridiculously high and i think the sooner i get into the house market the better. When did you, or are planning to buy your first investment property?
