How to keep a team motivated?

I have a team that I have to keep motivated to sale products. How would you suggest doing this?

i motivate my sales team by having a monthly competition, highest achiever will get a certificate signed by the MD of the company stating his/her achievement and with certain amount of money as a reward. Besides that, i have monthly gathering with my sales people for gathering (dinner/karaoke) and the highest achiever will not have to pay for his/her share)

Oh thank you, That sounds like a great thing to do. I could do soemthing similar to that. Thank you again. LOL...i just recently became district manager, and am soo unsure of how to keep them motivated. LOL
