Land Title Transfer in Progress

I am nearing the final stages of processing the land title. I have settled the capital gains tax, documentary stamp tax, transfer clearance, and transfer tax. Last week, I visited the Registry of Deeds to submit the Electronic Certificate Authorizing Registration (eCAR) as proof of payment for all required taxes for the title transfer. I've completed all necessary requirements at the Registry of Deeds, and they have scheduled my next visit for next month. Since classes will have started by then, I'll go after my classes. Once I receive the title in my name, I'll request a certified true copy to submit to the Assessor's Office. From what I've been told, this is the final step in transferring the land title. While it's typically a 4-month process, mine has taken nearly 2 months and is progressing smoothly.
Have you had a similar experience with transferring property titles, and how did it compare to your expectations?

I don't have experience with this, though I am interested and planning to buy a lot of my own.
Did you purchase directly from a seller, or was it through HDMF (Pag-Ibig)?
Oh sorry, is your lot also in the PH?

Thank you! Yes, the lot is in the Philippines. I purchased it directly from the seller, which made the process a bit more straightforward.

@annierose oh yes, and maybe can get at a lower price too, since a third party agent would have added commissions.
Usually it shall be the buyer to process the transfer, or is it the responsibility of the seller?

@__iVl___ On our case, it is I who process the transfer just to make sure that the processing will be fast. My mother is impatient and she is worried if the seller will do the transferring, it might take ages before it gets transferred under my name.
