The tenant left the key under the mat and left

We wanted to give another chance to the woman who lives in our studio apartment. She said only lies. When she had to pay the rent she stopped answering the phone. So my mom gave her a message and said that she would have to leave. My mom talked to her boyfriend and she sent messages. This woman didn't dare to see my mom so she preferred to leave the key under the mat of the front door. And no one was there. People could have stolen things and no one would notice. This tenant stole a dish rack. She made stains on the walls. She changed things there without our approval. In our country, it's very risky to put a key under the mat. And this is a total lack of respect. She was hidden until the end. If she could say something we didn't have to make her leave. But she just stopped answering calls and stopped paying rent. And we have to pay her bills, we have to change the lock. If she stole a dish rack she could steal more things. Now we don't trust people after this experience. Near our studio apartment, there are some homeless people. They stole the mat once. And she didn't care and left the key under the mat of the front door.

Sorry about the bad experience with the tenant. No wonder some landlords ask for references.

@dya80dya It has to come from a past landlord, then they might counterfeit one or bribe a real landlord into writing references. Then you also need to rely on your intuition. Some also ask for a paycheck copy to make sure they can actually afford the rent. It's hard to find good tenants these days but sometimes it's even harder to find apartments to rent due to all these requirements.

i'm sorry to hear you had such experience. maybe try getting some personal information from your next tenant if you ever rent the place again... and maybe try getting photos from before you rented it / just so you got some proof of how things were before the person moved in.

Even in the safest country, leaving a key under a mat is a real risk. On the one hand, it's well-hidden and an honest person won't try, but on the other hand a non-honest person might do as you claim. However, you have to consider if a criminal did find a key under a mat, the chances of them trying every door in the home to see where it fit, is very low. The longer they linger, the more likely they'll get caught.

@dya80dya Again, even if they did, they'd have to know where the key belonged. If it didn't work on the front door, they may not bother sticking around to find out what door it does belong to. The longer it takes the higher risk .

Lucky you have the key, Some people are just really bad risks as tenants, I hope you can find someone better for the apartment,
