Because he wants to make sure that nobody will come and visit him. He want to have some provacy and rest after busy Christmas.

Several rituals have developed around the Santa Claus figure that are normally performed by children hoping to receive gifts from him. To keep the gifts intact until christamas, he is forced to live in there.

look dude,the answer is simple.
santa needs some spare time away from the crowd to pack the gifts every year for christmas.so what better a place than the north pole?
ask him next time you meet him.;-)

Santa, is a Mythical gift-giving icon who distributes presents to sleeping children and adults who have been "good" all year; traditionally during the night of December 24, Christmas Eve. On that days he keeps coming every house through chimneys and distribute gifts and exits through fire place. Coz to make the year long kept gifts at North pole looks fresh with the heat at chimney/fire place.
