Do you know what docs you need when you're trying to get a mortgage?

There are a lot of people out there either looking to purchase a house or looking to refinance the one they have. Time and time again people don't have the docs together before they talk with a bank or a mortgage broker. Most people don't even realize that you can do a Full Doc loan, Stated Income / Verified Asset, Stated Income / Stated Asset, and so on. The less docs you provide the higher your rate. Here are some of the docs you will need: 1) Two most recent pay stubs 2) Two most recent bank statements (all pages) 3) Copy of your driver's license and social security card, and your resident alien card if applicable 4) Last two years W-2s or Tax Returns 5) Copy of the sales contract, if it's a purchase 6) Copy of divorce decree 7) Copy of Bankruptcy discharge or dismissal 8) Copy of Social Security or Disability awards letter 9) Proof of child support income and there can be more, depending on your lender.
