It's agreat way to have extra income.But I would definately get a lease agreement and ask for references.I've seen it happen to many times that people don't end up paying teir rent....at least with a lease agreement you will have a binding contract.

You first take care of the Legal aspect . Enter into a valid legal agreement with the rentier before letting your house to the him or her .
Then make things clear about the elecricity bill ,numicipality taxes for water and cleaning etc. lest tese issues creates misunderstndings.
Before fixing the rent investgate about the ruling rent rate in your locality . One thing is important , be ready for compromise a little if the rentier is having a good and reliable track record .
