Buying Property out of Canada?

Hello to everyone, I have a really interesting question. I am a Canadian citizen and I was intersted in purchasing commercial or residential property outside of Canada.Does anyone know how I can do this? What are the pros and cons? How do banks work, in regards to financing something outside of Canada? Thanx for any help
