I still live at home and work full time. I make $16,016 annually. My mom has been off work since September 26Th due to surgery. She is still unable to work. She has spent the last 3 months in the hospital and finally came home a month ago. The house is being foreclosed on due to her not being able to make payment. My credit is poor. Credit score of 506. We found this little townhouse that is $119900. I have $1000 down-payment. We want this due to it being smaller and better for my mom to get around in. I can make payments on the loan of 1000 a month. Please help me out here. Please.

Here is a suggestion, try a lender like Country Wide. They are use to dealing with peoplw ho have low or bad credit and can get you a loan. The interest rate won't be good though. You can also see if there is some kind of state program you can fall into.

you need to buy something on a contract.it will be hard for you to get a loan with only makeing 16,000 a year.buy something like rent to own, there are many homeowners that will sell you a place on contract.take the 1,000 an pay down an live in the house for one year an if you dont like it the homeowner will give you the 1000 back.if you do like it than he will take the 1000 an put it towards your payments.i hope your mother gets betteran back on her fett soon.

First of all let me say I'm sorry to hear about your mothers condition. Next let me say that I am a loan officer for a mortgage lender/broker. What that means is if my company can't approve you, we have access to over 300 other lenders who might be able to. Your situation is not at all uncommon and I think I might be able to help you. E-mail me at anjones02@yahoo.com and I will see what I can do to help you.

Is the house you are in worth anything? If so you should sell it before they foreclose on it. You will get more for it if you can sell it on your terms and not the banks. Here's a loan site that may help http://loan.divinfo.com And here's a credit repair site that may help http://creditrepair.divinfo.com You'll have a hard time getting a loan with that score. If there's something you can do about that it would sure help. Maybe you should rent for a year to get things worked out? Either way keep up your spirits and concentrate on the positive. Good luck.
