I think the simplest way is to tell the other party that you can't go further in this relationship. Im sure he/she will understand maybe not now but in the future. I always believe in being true to what you feel. Time is gold as they say and being stuck in a relationship which you know won't last is very difficult and emotionally draining. Good Luck!
