Have you ever bought a hud home or foreclosed home

Me and my husband are frist time home buyers. We whould like to buy a hud or foreclosed home, but we are not to sure how it all works.I have looked at a ton of sites but not any that where much help.we are looking to buy in about 6 months.

We have bout one before. It was a lot of work and everything seems to backfired when we tried to fix it up the whole house has to strip from wall to wall and took up so much money. We lived there about 7 years and decide it time to move because of the house was so much trouble and we will never buy a hud home again so becarful of what you buy and make sure its worth it.

Word of advise. Make sure you buy title insurance. Be prepared that things will and can turn up during the title search that can't be resolved in a day or two. I work for a title company and I've had cases sit on my desk with title problems from foreclosures and sherrif sales for months at a time. Most of these homes have all of the plumbing and heating pipes removed. Be prepared to sink thousands of dollars into these homes to make them liveable. When you buy these homes, they are "as is". If the township that the home is located in requires any inspections up front before lien letters are issued, you, as the buyer are required to take care of them, the listing agent does NOTHING, but list the property and collect the commission. If you have the patience, purchasing these type of homes can be worthwhile, but be aware of the pit-falls going in.

Yes we bought a 5 bedroom home that was foreclosed on. We were renting a 3 bedroom house at the time and needed something bigger so we purchased this home. It was alot of work and the city was the worst part of course the bank wanted to sell as is without bringing everything up to code so we got it for about a quarter of the actual value. We had to work extremely hard to make it all come together and in the end it was well worth it but I wouldnt want to go thru it again. I think it woulda been easier to build from scratch instead of renovating everything like we did. I would suggest you find out everything about the city you live in and what they require before you make any kind of commitment to actually buying any home.
