What do you think of Realtors?

I have a Real Estate license and tried to work in the profession. I got the feeling a lot of people don't trust Realtors or think that they can sell their homes without a Realtor. If you were trying to buy or sell a home would you work with a Realtor or try to do it yourself? Why?

One thing Ive noticed about Real Estate agents is they all have broken fingers. They do'nt know how to return a phone call

Well, my fingers aren't broken. My injuries are more along the lines of knife wounds in my back from friends and aquaintances who used me for free advice and then listed with the Realtors who had dazzling listing presentations and broken fingers.

I sold and built about two years ago. I started as FSBO, had about 10 realtors to come, and some investors to try to steal. One realtor visited, seemed to know what he was doing and had integrity. I said I would not grant an exclusive right to sell. After some communication, I did grant an 'exclusive' with his understanding of my workable deal. During the process, I told some realtors to get lost, turned down offers, didn't respond to others, but my realtor and I both won. I would hire him again. caveat emptor

Unfortunatly, it is difficult do tell the difference between the good Realtors and the bad ones. I would say go with your instincts but people are often fooled. One thing I feel strongly about is going against the advice that one should look for an "experienced" Realtor. Everyone has to start somewhere and sometimes the newer Realtors will do a better job because they don't have a hugs inventory of listings to juggle and they have more to prove. You probably write with the US bubble market in mind. This market made it realatively easy until the first half of 2006 to sell residential real estate. Thus, many people wanted the easy money and got their real estate licence. This brought a certain type of personality in the profession. In order to make the money, these people had to make the deal - because that is what brings the commission. As a realtor, you are paid for making a deal happen and not for getting the best deal for your client. That's why I always distrust a realtor. They are sales people and nothing more. I don't know if I would use them - they bring something to the table if experienced: market knowledge, mls listings. However, this service is with 6% commission really expensive and you can never know if they really have your best interest in mind.

I have to disagree with your statement that "Realtors are sales people and nothing more". Although it does not require a 4 year degree to become a Realtor, continuing education is required and the good realtors also seek ongoing education above and beyond the minimum requirements. Yes there are some (perhaps many) who act as nothing more than sales people, but there are a few good Realtors that are truly professionals and they do put their clients interest first. There is a huge perception that Realtors are only in it form the money, and again, there are those who truly are. But I think that is the case in every profession. Just as there are good and bad in every profession regardless of income level. There are good and bad lawyers, doctors, police officers, even teachers. As a customer, it is tricky to find the good ones and unfortunatly, many customers are impressed by dazzle and lose sight of character. When I got into the business it was my hope that I could make money doing something that would help people with what for many is the biggest investment of their lives. What ended up happening in my case is that I gave out a lot of free information and then I was forgotten when it came time to sign the listing contract. People don't realize how much free information Realtors give out only to be forgotten. Yes, its part of the job and it's a risk you take when choosing to go into a comminssion based carreer. Unfortunately, that is why the more aggressive people and the ones who are willing to bend the rules and do whatever it takes to make the deal are the ones who are most successful. I seems to me that many consumers want to criticize the profession but they don't take into consideration that they want something for nothing. Regarding the 6%. I guess whether that amount is high or not is debatable. I understand the consumers right to look for the best price, but considering everything that goes into selling a house, (sometimes it is more difficult than others) and considering everything that Realtors do to get the home sold that price could be quite reasonable. Again, that does depend on the Realtor. There are some out there who do very little and end up making an easy sale, but there are countless homes with difficult owners, where the Realtor does everything they can and the customer is never satisfied. With real estate, just as with every thing else in life, there are two sides to every story. Thank you for taking the time to reply.

It's kind of like how people don't like car salesmen, because all they're doing is trying to push off on you the most expensive thing, or the thing that will far apart in a day. I have never purchased a home, so I've never had to deal with one. I've just heard lots of stories from friends and family about how they don't care what they customer likes or whatever.

I think that you can trust that the realtors are there for you trying to get you the most amount of money that it's worth. But I think that because the get a percentage of what it sells for. So I think if the high offer isn't there and the seller is getting desperate and there is an OK offer. I think that the realtor will try to convince the seller that they can get more out of the house. But that is my own opinion. I never really dealt one on one with a realtor. I will soon be buying a house without a realtor. Probably saving me a couple thousand.

You would need to work with a Realtor for many reasons. I have address such reason on another one of my responses to a disscussion labled " what do you do when your realtor sucks" So yes there is a lot of negative feelings out there

I am kinda in that field too. Contact me, will be happy to discuss more. I think I would trust a realtor to help us. I know how time consuming it could be. ALOT of skeptical people out their for various reasons. I understand some but others can just be something. With the economy the way it is people need to keep all the money they can. Realtor fees can be really up there. Also if they are pushy then it is not a good situation. I think realtors can protect you by having all the paperwork together and that is worth some money. My place is totally paid for and so the only realtor I will ever need is maybe after I am gone so that does not matter. I think I will be hear for the length of my days. Good luck in your work, it is tough and I don't know who you all do it.

That is true, we are thought of as slick salespeople, sometimes even below lawyers and used-car salesmen. When you get treated poorly by people who think they can do it themselves, encourage them to go for it. Many people are so far in debt, they can't afford a realtor. Be willing to answer any questions they have - especially for "for sale by owner's" many do end up working with a realtor, so let them try to sell it alone.

I've use realtors. I have talked to many. Some are just not good people to deal with & I chose not to continue with their services. I have also delt with a couple I liked very well. There is a lot of things involved in selling/buying a property and people just don't realize it until it's too late. They see it as saving money. In reality if they counted for their time, they spent more trying to figure out what to do.
