2 houses very different - which one would you pick ???

These two houses are on the same street. If this is what you had to pick from which would you pick?? Ask questions if you need to - to help you decide. Both are in fairly good conditon. Both will need a new roof in the next 3 to 5 years. Both need some updating but not too much. So which would you pick and why???
House one - $96,900.00
4 bedrooms all 15 by 15 in size
2 full bathrooms
1 half bath
HUGE back yard
Concrete patio 30 X 15
Pond
Large eat in kitchen
Family room
Living room
Dining room
Basement finished - is considered an inlaw suite
All appliances stay - fairly new
Drive way for 2 cars plus onstreet parking
House two - $94,900.00
3 bedrooms - 1st 12X17 2nd 10X10 3rd 8X10
1 full bathroom
Side yard - some back yard
Small deck on side
Kitchen - not eat in
Living room
Dining room
Unfinished basement
All applicances stay - they are older
All onstreet parking no driveway

I would go with house #1, first of all if you have kids lets face it more then 1 bathroom would be a godsend. It has a back yard and a Patio! A finished basement and the list just seems to go on and on! To have your own driveway I think is a plus too I worry some when we have to park in the road as you just dont know about other drivers. Along with the fact that the appliances are newer.
Im assuming that either would meet your needs as you told us to to pick. I would go with #1 as after you would pay for new appliances and finish the basement and such you would spend more in the end.

I would pick the first because it is the one most similar to what I already have. I don't have a basement but regret not getting a house with one and, one that is already finished...BONUS! I need more than one bathroom in the house. One is just not enough unless you live alone and, I don't. And, my current house has 2 and a half baths and 4 bedrooms also. I have a huge backyard. I love a lot of backyard space. I grew up with a huge backyard so, a smaller yard is just something that would make me feel too cramped. Plus, I have a big dog and he needs lots of space to go roam when we let him out. A Pond in the yard sounds nice too although, it could be a haven for insects but, I think I could handle it. I like the eat in kitchen as well as the separate dining room. I have both in my current house so, I am used to that. I also have what the South calls a great room...which is my library, and a living room/family room so, that is similar too. As far as the appliances, I would have to check them out and make sure I wouldn't want to replace them with something I preferred. Otherwise, that is a nice sounding house. I would like a garage so, that would be a bit of a problem but, a driveway is helpful.
The other house would be better for a single person.

Well truth be told the 1st on is my house. The second one is the only other house for sale in my area!
The pond is really nice. I haven't had an insect problem because of it.
I know what a great room is and I can't wait to get back to FL to have that. The houses up here are so very old that every thing is closed off. Every room is its own room. I LOVE when every thing is kinda one big room. Or at least flows like one big room.
There is plenty of room to build a garage at house 1 but not house 2.

The second house is less expensive, but not by much. However, the fact that it only has one bathroom and an unfinished basement, can make it a better bargain since those are negotiating points when buying a house. The second house really seems like the better deal though. It has two and one half bathrooms, one more bedroom and a finished basement that doubles as a mother/daughter.
So what questions would I ask to help me make a decision? I would ask about where on the street each of these houses are placed. Mid-block is the most desirable as corner houses can be subject to higher taxes and more noise and traffic. I would also want to know if either house is in foreclosure or a short sale. Neither of those situations is very good for potential buyers as the bank always has the last say in whether or not they will accept a buyer's offer and they can turn anyone down for any number of reasons. Short sales take forever to close so this is only a good scenario for anyone who is willing to wait a year or more to move in.
As far as price goes, both are excellent since I live in an area where the basic house goes for over three hundred thousand dollars and the average taxes are around seven thousand.

House 1 is on a corner lot but in a good way. Less traffic because it is at the top of a hill where only residents drive the road. It has 1 neighbor who is pretty far away.
House 2 is in the middle of the road it has neighbors on both sides. Quite close to each other. and would be noisier then house 1.
Nope no foreclouser or short sale on either house. They are older homes and thats the average price in that area.
Taxes on house 1 are cheaper then house 2.

House one would be my choice, you get a lot more for your money. Also having a drive is important to myself therefore that would be the deciding factor. It would cost more to update the second house, and would take time.

I would pick house #1 becaues you are getting a lot more for your money...or, with house #2, you are getting a lot less for your money. The finished basement is a plus, it sounds like it has more acerage, it has more rooms altogether for just $2k more than the second one.

House #1 is looking better and better all of the time! I also think that house #1 will increase in value at a faster rate than house #2...that is if real estate prices every start going up again, which they eventually will.

A difference of 2,000 for the first house over 30 years won't translate into much more for a monthly payment. In 3 or 4 years you'll be glad you made the extra investment. The only consideration would be the location. You do have to think of resale value and if other people would want to buy in this location in say 10 years if you decide to sell. It's a tough decision, but it's a great investment!

Just from the looks of it, house #1. To find a house with THAT many bedrooms at that price is just rare...unless you live in the boonies like I do, but then you have to deal with it being a much older home and no appliances.
But man, a huge yard, huge rooms, all appliances, AND a basement for the in-laws...sounds like my kind of home!!
Sign my happy-a$$ up!!The other one just sounds so small in comparison to #1.

Ahhh, that makes sense! The house I'm currently in is about 100 years old too, and it's a piece of poo-poo . It would probably sell for no more than $35k.
Yours sounds really affordable...and being compared to the other house it makes me wonder why you're moving. But good luck and I hope that it does sell. I know that I and about 50 others would buy it, LoL.

Sounds good to me! I am the seller of house 1 - house 2 is basically the only other house for sale in my area. Both homes are really old. I don't know about that one but mine is about 100 years old. That's why the price of these homes are so cheap.

A second bathroom alone would be worth the extra $2000, let alone all the other extras (what I wouldn't do for my own driveway!). House #1 will defintely be worth more when you resell it. My only worry would be why it was priced so low? Is there something wrong that is not obvious at first glance, like termite damage or such? I would check the city/county assesment on the house and see how the sale price compares to the assesment price. If it is way below, or has been on the market a long time, it could be the sign of a problem. Again, even if there is something wrong with the house, it might still be worth it to buy it and fix the problem in the long run, given all the other benefits it has over house #2 (I'm assuming that house #2 is fairly priced for your area, and that it is house #1 that is less than average in price for it's size.)

Your the first person to point that out! House 2 was put on the market about a month before house 1. Both are very old houses and the prices are right about where they should be. The housing in Pittsburgh is screwy to say the least! The houses in the area range from 45K to (currently) 113K. House 1 just needs sold - thats why the price differenacne isn't a lot.

Even if they are old, both seem pretty cheap to me. The houses in my neighborhood are mostly like house #2 and I haven't seen one for sale for less than $100k, even with the tanking market. Which is good news for me, I suppose :-)

What is there to choose?
The first house wins the second hands-down and it is just not fair to compare a tiger and a mouse.
The difference in money is negligible. If you can afford 90k, 2k is not gonna make you break into tears.

LOL - I agree. Alright for my secret. Every one picked my house!! House 1 is currently my house - we just put it up for sale and in looking around house 2 is the only other house for sale right where I am. Its the only compariable and its not even compariable!! We plan to have open houses (almost) every time the neighbors do. My hope is that they will see that house - see mine and think what every one here is thinking!

well as basically almost everyone has said, i too would definitely prefer house 1 over 2. truthfully, the houses there are not similar to what we are used to and all. but from reading the differences and all, definitely house 1 has value for money as many have said. they even have 2 baths which is good in my opinion at least. of course, since both houses are fairly around the same area, i assume that taxes and whatever extras you might need to pay might be similar. even if house 1 is a little expensive, i think that would be alright as one would be able to make do with what one has. if i were the one buying, yes, i would buy house 1 as well. especially since basement is finished and is really convenient for as you said, an in law suite.

you picked the right one. I am selling house 1. House 2 is the only other house for sale in my area. So its the only thing people have to compair to. My hope is people looking at house 2 will look at my house and see they are getting a lot more for a lot less. I mean it more expensive BUT to put in a bath in house 2 it would end up being more expensive.

i agree, people will only have yours and house 2 to compare with. definitely at first glance, already your house would have made a good impression. calculating and all, like you said, putting in a bath in house too would make it even more expensive in the end. good luck with selling the house.^-^

Definitely house number one. It is only marginally more expensive and will have better capital gain than the other one. Appliances are newer. The basement is finished. The rooms are bigger. Extra bathroom. Driveway/off street parking. There is so much room for growth. To me there would be no choice ... number 1 for sure.
The prices make me want to cry. Houses like that in Sydney cost TEN times that much!

first, how many in your family?
if each person occupies a bedroom, how much would it cost to add another bathroom?
(in the less expensive house)
would taking care of a lawn bother you ?
would you need to buy a lawnmower?
would it bother you to not be able to eat in the kitchen.
replacing appliances can be expensive too.
do they need replacing soon?
i would think the difference in $2,000 and it would cost you much more
than this to add a bathroom, change out appliances.
what would it cost you to bring the $94,900 one up to the standards of
the $96,900 one.
i think much more than $2,000.

Its not for me - this is a general question - which would you pick?
To add a bathroom would be about 6,000
Appliacances will need replacing in the next year or so
The lawn is huge but the owners said that there lawn service only charges $25 a week and you would probably continue that becuse of the size. To push mow would take about 3 hours and a rider doesn't work because of the hills. The lawn service has special mowers for this type of "hilly" yard.

Seems to me to be a no-brainer...the 1st house has; larger (and more) bedrooms, more bathrooms, larger yard, a pond, an eat-in kitchen, newer appliances, driveway for more parking and finished basement...why do you have trouble choosing? Could you make the 2nd house as nice for 2 grand worth of improvements? Buy them both and rent the other to make the payments on both!

I would say the first house is better. There are more rooms, more bathrooms, more parking space, huge backyard and even a patio where you can do lots of family activities, the kitchen is nice, and the appliances are fairly new so nothing will break yet in the next few years. The other rooms and the basement are totally nice. If you buy house 1, I think the next move you'll do will be in the far future since it's very spacious and functional.

I would pick the $96,900 house because it's alot bigger from your description and the $2000 difference seems well worth it compared to the other house. Plus you can have more people living happily with 4 bedrooms then 3 smaller bedrooms. And I would never have a house that has no driveway and a huge backyard you could have some friends over in it for maybe a barbecue?

I think $2,000 is not a big difference in price. If you can afford to buy the big 1, why don't you take the big one? maybe you won't see the advantages now, but who knows in some years ahead
