what's real estate developer has the best packages?

I am not familiar with real estate, but, since last year, I have been this burning desire to purchase a house and lot (near metro manila or if not metro manila then somewhere in laguna). I do not know what to look at also when buying a property, that makes me quite a not so informed consumer. Soon, I will do a research on this, but at this very moment, I would like to ask information from you guys. I need information that is based on what you have experienced (or what you know). I hope you could help me. I really want to have a house (and not a condo -- I am not a typical yuppie).

Buying a house is way more practical than uying a condo, a condo has no value at all, that is to, while a house and the land where it is built, its value increases as time passes by. There are many estate somewhere in Sta Rosa, I guess it is good to invest on that place, it is not far from Metro Manila and yet it is close to Tagaytay. When you do look for an agent, look for some one who's company is involve with real developer or much more, there are many brokers or what ever they are called where they are only affiliate agents of one estate developer, and we do also have trusted developer like Sta Lucia and Villar's developer company (I think you should invest on the one owned by Villar, because Villar may lower his houses so he can sell more, more income for his campaign ha ha ha) Another thing is if you have the time it is best to buy land only and then you be the one to supervise the building of your house, it is more practical I think. ANd do ask for discounts when buying one I will ask more my mom, me and hubby is also contemplating on buying a land in our province and my mom is the expert on this kind of business.

Where do you plan to buy, are the Villar and Sta. Lucia properties fine and cheaper? I really want to include it in my top priority for next year.

oh we are planning to buy a land first in my province then after that we'll plan on the house, it is cheaper. sta lucia is not villar's, crowne asia is.. where do you plan to buy? if in Laguna, sta rosa boast of nice house, passed by last time there, and the ayala subdivision is so pleasing to the eye , not on the budget though

Well, you need to be very very careful when buying a house and lot... brokers tend to exagerrate a lot... and when you already paid... all your complains will fall on deft ears... i am a non practicing real estate broker... so i know how they work... The main think is to do your research first before buying... and i read that the company owned by Manny Villar is a good one... Ayala houses are too expensive... Globe Asiatique affordable... but you can never be sure of the quality of the finish product...

Guess what, the person whom I bought my washing machine called me up to offer me a condo unit and she told me she is with filinvest. Then I asked her if how true that real estate next year will be way cheaper that what we have now, she said it's not true. I doubt her, since according to economists real estate will take a plunge next year. Oh, I have been to Ayala Properties, and man I have to say they are expensive YET beautiful.

I have just bought a house, which nearly cost all my savings. However, when I saw what I had bought with my eyes, I was and am very angry. I felt I was cheated. This is the lesson: don't believe their words easily unless you see the house. You'd better check it in different time, morning, noon, .... by the way, I reaaly thank your revising my writing. It will soon be to print. thank you.
