Home Buyers - Mortgage Rates & House Prices

What is eveyone's view on the mortgage rates and house prices? Will intereste rates keep dropping or will they eventually go sky-high like they were in the 80's - close to 10-13%?
I definitely don't see home prices going up anytime soon....maybe not for another year or two. But I don't see them getting much lower either.
