Yes, this is an affair. Put yourself in the married woman's shoes. Imagine finding out that your husband is sleeping with another woman. Unless it is an open marriage, which I doubt that it would be. The wife of the married man is not going to be happy when she finds out that her husband is with another woman.

The bible says if you look at another woman with lust in your heart you have already comitted adultry. I agree with the ones below if your friend puts herself in the wifes shoes it would be hurtful to find out your spouse is hiding even just messages because like you said they both feel love for each other and it will eventually lead to stronger feelings
