Hi all, i just thought i would start a discussion about realestates and landlord, we are constantly having problems with the unit we are renting first off it was a leaking toilet, and then our stove now turns off when the hot plates are turned on and then it was the washer in the tap down stairs and now our hot water service isnt working, the hot water is the lastest one which happened this morning, i actually just had to have a cold shower! Out of all these problems they have fixed a total of one of them and that was the leaking toilet, I cant believe how much has gone wrong in such little time we havent even been here for 3 months yet!

In most states there is a rule called the "30 day law". What you do is you write a letter to your lanlord expressing everything that is wrong with your unit. Next, and this is the most important thing, MAKE sure to get the letter certified! That way they cannot claim that they did not recieve the letter. The only way this law will apply is if you get it certified. After that, they have 30 days from the receipt of the letter to do the repairs. If they do not, not only are legally released from your lease, but you may also be entitled to money. Good Luck !

I don't know the laws in Australia. It might be best to contact an attorney who can tell you exactly what you need to do to get the landlord to fix these things. He does sound like a slum landlord, for sure. If you're good on the internet, you can check out the law yourself...then you'll know exactly what you need to do. Good luck!

Wow... Sounds like you might have a Slum landlord there on your hands, and a Bad place to be living in. Depending on where you live, you might want to check out and look into your rights and Responsibilities on this factor, and see what you can do about it. There should be something you can do. In some areas you can go in and do Repairs yourself, and then use it against what you pay for Rent. Might be worth your time looking into.

that's the worst. You should give your landlord a hard time until they fix all that stuff. That's why a person rents, so they don't have to repair all those little things. Good luck

Of all the problems u described, the leaking toilet was the most serious one and that is fixed now. Cheer up man and think of the people who have just opposite senario - they have got fixed all the problems but the leaking toilets and are living in hell like situation!
