Deciding on What Kind of Flooring to Put Down

I have a house that is currently rented out. My tenant wants me to replace the sheet vinyl that is there, which has stood the test of time, for sure. It is not in that terrible a condition, but she is paying a high rent (it is very close to the beach), and I feel she deserves to have another floor laid down if she wants one.
I started out all grandiose and was going to put down tile. I shopped for it, but it seems that it would be much more expensive than replacing the linoleum that is there.
I cannot believe what ugly sheet vinyl is out there. Nothing to choose from. Nothing. It is all brown and blotchy, black and blotchy, beige and tan, and otherwise, ten shades of mud. Well, mud it is.
I picked a pattern of mud with large white spaces, that looks somewhat cow-like. But it was the only one that didn't remind me as much of boring nothingness. This is more like boring, period. But I got some samples, and showed them to my tenant. She actually picked the one I was more partial to, without prompts. So, why fight it? If she is happy, then I am happy.
I can always upgrade when I sell the house. I can put down whatever I like, knowing I will get it back when the house sells, as the house will have the upgraded tile at that time. Some of the more expensive sheet vinyls are very attractive. But the prices! I think they make the ugly stuff in the cheaper kinds just to make people cringe and buy the more expensive stuff.
I checked Lowes, Home Depot, and three flooring places. I will go back out this weekend, as I missed one, just to make sure this is the best I can do. The flooring that is down there now is a light cream color with teensy rosebuds around each square. Try to find something like that now. Good luck with that, even online.
I cannot believe how expensive everything is.

We have tiles in the 'wet' areas - bathroom, laundry, toilet.

@JudyEv You need to be careful my friend. There are so many cases of head injuries due to slippery tiles. I have a friend, she will have her bath in the toilet. She forgot to wipe the floor and step in to her toilet. A sudden one step slipped and hit her head in the bath tub. Luckily, she didn't end up dying with this kind of simple accident.

Yes owning your own place and upgrading is costly sometimes you don't get what you put into it back. Which sucks big time but I suppose that is life.

i get sticker shock e'ery time i look, so can sure feel yer pain. i've still 33 year ol' trailer floorin' here. there's worn patches'n the carpet 'n the vinyl that's in the kitchen. i reckon that's what throw rugs were invented fer :D
i know yer fond'f yer renter, but i dunno 'bout puttin' down new floorin' jest to please 'em. reckon that depends 'pon yer finances 'n how much ya can write off's improvements, eh?

I didn't even realize that they still made vinyl for flooring. If she lives close to the beach it makes sense that you want something that is easy to care for.

We had such horrendous quotes to get our kitchen floor tiled that my husband went on Youtube and taught himself to do the job.

It can't be any more expensive to make attractive lino as ugly lino. We have vinyl slats that look like timber. You can get what they call a 'floating' timber floor too but ours is glued down. It is easy to care for and it isn't so cold there that carpet is essential. Hope you find something acceptable to all.
