First of all I'll be sharing the first two problems we ran into with refinancing our home with a different bank. I've shared these two problems before so if you read it previously I thought I'd make it easy to scroll down to what happened a few days ago if you prefer. That section begins after this marking ~~~.
The first thing that happened was that the appraiser looked at similar homes in the low end of the selling price. That meant that our closing costs could exceed five thousand dollars. The bank suggested we contact a realtor to recheck similar homes which he did and he found several in the higher end of the selling price. The appraiser then had to rework the homes and he raised his initial appraisal $4500.00 if I remember correctly.
Then we heard via the title company that the bank that the loan originally started with twenty years ago never discharged the loan. That means, I think, that they could say we still owe them money even though it was transferred to other banks since.
Each time I called the originator of the loan I got a run around. I was passed from extension to extension but no one ever did anything about it until finally a few weeks ago when one person said there was no lien against us.
At one point while I was trying to get to the bottom of this the bank I was working with mentioned something about contacting the registrar of deeds at our city/county. But then they said that wouldn't work. So when I heard there was no lien against our home I called the registrar. At first they couldn't find anything but after hanging up she kept looking and did find the discharge papers in the wrong file. She emailed me the discharge papers and I sent them in to the loan processor who sent them to the title company.
~~~~
We got the closing date for the loan which is later this morning, april 14, 2021. Two days ago another loan person called and said the title company wasn't able to get through to the company that I've been paying my mortgage payment to for a payoff amount. She thought I might have more luck with it.
I got the run around with the mortgage company too but it only took about half an hour before I stumbled upon the right extension. I thought I'd try the payment option hoping to get a live person and have them direct me to the right department when I found that was the right department.
The girl was helpful and got right on it and said we'd have the payoff sent to us before the end of the day. We had them within the hour.
I want to jokingly ask why I have to pay closing costs since I did some of the work, haha. The one good thing we're saving on closing costs because it took three months to close so I paid extra in principle.
Maybe I should get a job at a bank as a loan processor as I know more about it than I ever wanted to know before.
@MarshaMusselman I would be bored even for cars loans. I cannot even say that I liked my job, but I liked to be ma husband assistant, so I never thought to do something different.
My daughter is a loan processor for car loans and she enjoys it. It might be the last she enjoys best but I don't know. It's too late in my life to try something like that anyway. I'm beginning to forget important things. I think a lot is that I have way too many things in responsible to remember.
Another time I'll share why I didn't give up.
I get the run around from every business I talk to for the last year or so. I am so sick of it and about to have a nervous break down because of it. So sick of the run around the endless lies also. I have things that are in limbo that I have been trying to take care of for months now.
I am glad you are going to finally be closing your loan soon or did already though.
We should be closing our refinance next week if they can get it in gear there and figure out how to use their new system. We are their first guinea pig for the new system. Go figure!!!!!
We should have already closed but they are trying to figure out how to use the new system to process the loan and documents. Like you, I have also paid more on my payments. They were shocked at first because they had to re-figure for this and that because that made the numbers change but I could not sit around and wait on them to close the loan and have delinquent payments.
I will be so glad to put so much behind me if that is ever possible. They are all making me lose my mind.
@MarshaMusselman I have lost the faith over the years honestly. I was raised in religion but over the years, I rely on my own strength to get me through anymore because if I lose strength, I will never get anywhere. I was always told that God helps those who helps themselves, so I try to help myself because I cannot rely on anyone to help otherwise.
Honestly, without going into religion, because I do not want to go there, prayers never got me anywhere. My will power, hard work and dedication to not give up did, if I could help it but otherwise, the prayer wasn't answered for almost 50 years now about so many things.
I still live my life right but I have such doubt now on so many things because science has proven so many things to us and things have gotten so bad in the world.
Yeah. My closing should be less because of the payments I made. We don't have to pay it up front though. It will be included in the loan. I had to send more documents again today because the loan is taking forever since they have a new system to figure out how to work. Time went by so they needed new payoff amounts along with new check stubs again.
Everything we try to do these days takes months and you have to stay on it over and over and over again.
Thank you for the prayers though. I do appreciate it.
@stephcjh I understand. I've seen God work in my life and while it's hard to wait a lot of the times for the answers things do tend to work themselves out in the long run.
I will still keep you in my prayers for your loan and the issues with your skin.
I think things take longer now because of all the workers still working from home.
Don't lose your mind over it. If you believe in God it says in isaiah to wait on the lord and he shall renew our strength.
If you've paid extra payments then your closing costs should be lower. The amount of our loan stayed the same but we actually owe five or so hundred less than what it would have been had we closed in January. That's why the closing was about that much less which I like.
Also as far as the run around I think covid-19 made the phone systems that much worse. I will pray with you that you get the answers you need and seek regarding those calls.
Good for you, persistence pays off in this case. I think a loan officer job would be boring but I know people who do this.
A lot of jobs can be boring after awhile. It depends on how you look at it. You still have some interaction with lots of different people and get to help them achieve a portion of their dreams.
All I know about the process is the parts I helped with. I've no clue what all was done behind the scenes in my behalf.
I'm glad they sent the payoff amount earlier than they said they would. The signing is done but the funds won't be transferred until Monday or Tuesday.
