Signed a property deal today

Last month I posted about being going out to scout for a shop space to start a small business. And today, after almost a month and checking out more than 15 properties, we signed a deal today. Even though we had set out to hunt for the commercial space, all alone. We had to finally take help of a broker.
The broker took a month's rental as his fees, on request he reduced it by few thousand bucks only. Nonetheless, its a small savings.
